If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Resubmit 3 corrected sets of plans. Please return marked up set of drawings with corrections.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Orange County Fire Authority approval on the corrected/final sets of drawings (647-5839 or 647-5700) - Police Department approval on the corrected/final set of drawings (647-5840) Roof penetration required due to height of tank at 29”-0” - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuance Please correct occupancy of existing building on the drawings as B and S1. There is no record of changing occupancy to S-2. Final occupancy to be established once below plan check comments have been addressed. Occupancies storing, handling, using, and/or selling hazardous materials, liquids, and chemicals shall submit a list of all said materials, listing their quantities and how they relate to specific California Building Code Table items. Note on the Floor Plan, type and quantity of hazardous material in each control area and fire-resistive rating for fire barriers.Occupancies using hazardous materials are subject to special requirements. It is the applicant’s/owner’s responsibility, PRIOR TO SUBMITTAL, to make this known to the Building, Planning, or OCFA Orange County Fire Authority.When there has been a change in use or occupancy classifications, drawings shall show compliance with the CBC requirements for the new classifications. Reference CBC Section 3406. Additional plan check comments may apply. Submit a letter addressed to the Building Safety Division describing in detail the manufacturing process from material delivery, storage, handling, packaging, and shipping of finish product. Include an equipment list describing use in the process. A meeting with OCFA is required to establish the occupancy of building for area where new tank is proposed. Additional plan check comments may apply when there is change of occupancy is proposed. In lieu of soils investigation report per Sections 1803.6 of the 2013 California Building Code, revisestructural calculations for minimum foundation/footing design requirements as follows per City of Santa Ana internal policy: Allowable foundation pressure not to exceed 1000 PSF. Lateral 100PCF.Incorporate results of structural calculations into drawings prior to re-submittal. Also provide an enlarged legible copy of pages 4 and 5 of structural calculations on the drawings. Existing building at height of 24’-0” and proposed tank at height of 29”-0” requires the exiting roof to be altered. Provide roof plan including framing around new 9.6” diameter tank. Submit structural calculations for design and justification. Provide complete foundation detail to include foundation size depth, Re-bars and anchorage size and attachments. Indicate ICC approved roved sealant around new roof opening. Due to modification of roof area, the existing building is to comply with Chapter 11B, Davison 2. Drawings submitted to the Building Division for review shall provide the following information by providing complete drawings and details to insure compliance with CBC Section 1134B/Chapter 11B: - An accessible entrance - An accessible route to the altered area - Accessible restrooms - Accessible telephone (if any) - Accessible drinking fountains, and - Parking, signage and alarmsValuation of proposed project is calculated as $ 12000.00 a minimum of 20% of valuation of construction is required to be spent towards providing disabled access in the priority order noted in the Chapter 11-B, division 2 of 2013 CBC. Provide drawings to show compliance. Show both existing elements and how they will be upgraded to current standards.Please complete attached hardship from. identify items to be upgraded based on priority listed inplan check comment number 17above .
