The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2013 California Building Standards Code with local amendments and to clearly indicate the scope of work under this building permit application. There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review.All persons preparing plans for others shall sign those plans. Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a).
This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.]
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Public Works Agency approval (647-5039).
-Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
Exterior walls of dwelling/utility room closer than 5 feet to property lines shall be of one-hour fire-resistive construction per Table R302.1 of CRC. Show compliance on the plans.
Projections, including eaves, shall be of one-hour fire-resistive construction, heavy timber or of noncombustible material if they are less than 5’ from a side or rear property line. Show compliance on the plans.Dimension roof overhangs for utility room and showing compliance with CRC.
To legalize the patio cover, it must have a long wall one and one additional wall at least 65% open and unobstructed to clear height of 7 feet.
In every sleeping room shall have at least one openable emergency escape and rescue window or door open directly into a public street, pubic alley, yard or exit court, meeting all of the following:
-An openable area of not less than 5.7 square feet (5.0 square feet for ground-floor openings);
-A minimum 24 inch clear openable height;
-A minimum clear openable width of 20 inches;
-A sill height not over 44 inches above the floor.
Due to window changed out, show compliance for each bedroom escape window requirements on the plans.Show the location(s) of smoke alarm(s) and in each sleeping room and at a point centrally located in the hallway giving access to each sleeping area per CRC Section R314.3.1. Show location of Carbon Monoxide alarm on the plan per CRC Section R315 .
Provide full height cross sections through the building showing framing, interior/exterior sheathing, plate heights, insulation, foundation, finish grade, etc.
Post-beam connections must be detailed on the drawings ensuring against uplift and lateral displacement.
Section “B-B” calls roof rafters at: 2 X 6 at 24 “O/C, floor plan calls 2 X 8 at 16” O/C. please show consistency on the plans. (2 X 6 at 24 “O/C does not meet the CRC Table R802.5)
Wood framing member that rest on concrete foundation and are less than 8” from exposed ground shall be PT wood. Show compliance details # 1 & 2 on the plans.
Attachments of patio cover to the house in Section “A-A” and Section “B-B”is not the same. Please provide consistent details.
