All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Resubmit 3 corrected sets of plans. Please return marked up set of drawings with corrections.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Orange County Fire Authority approval on the corrected/final sets of drawings (714-753-6108)
- Police Department approval on the corrected/final set of drawings (647-5840) Roof penetration required due to
height of tank at 29”-0”
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuance
Please note that there is no record of changing occupancy to S-2 for existing building. Final occupancy to be established once below plan check comments have been addressed. Refer to plan check comment # 12. Revise site plan to show distance from outdoor tank to existing exterior wall of building and property lines.Occupancies storing, handling, using, and/or selling hazardous materials, liquids, and chemicals shall submit a list of all said materials, listing their quantities and how they relate to specific California Building Code Table items. Note on the Floor Plan, type and quantity of hazardous material in each control area and fire-resistive rating for fire barriers.Occupancies using hazardous materials are subject to special requirements. It is the applicant’s/owner’s responsibility, PRIOR TO SUBMITTAL, to make this known to the Building, Planning, or OCFA Orange County Fire Authority.When there has been a change in use or occupancy classifications, drawings shall show compliance with the CBC requirements for the new classifications. Reference CBC Section 3406. Additional plan check comments may apply. Submit a letter addressed to the Building Safety Division describing in detail the manufacturing process from material delivery, storage, handling, packaging, and shipping of finish product. Include an equipment list describing use in the process.
A meeting with OCFA is required to establish the occupancy of building since the tank is part of function/manufacturing of building. Additional plan check comments may apply when change of occupancy is proposed.
(Engineer to respond) In lieu of soils investigation report per Sections 1803.6 of the 2013 California Building Code, revisestructural calculations for minimum foundation/footing design requirements as follows per City of Santa Ana internal policy: Allowable foundation pressure not to exceed 1000 PSF. Lateral 100PCF.(Engineer to respond) Incorporate results of structural calculations into drawings prior to re-submittal. Also provide an enlarged legible copy of pages 4 and 5 of structural calculations on the drawings.(Engineer to respond) Provide complete drawings for foundation detail to include foundation size depth, Re-bars and anchorage size and attachments.
