Proposed work does not comply with Sections 1022 and1009.1.4.1, of 2013 CBC,“An exit stairway or ramp shall not be used for any purpose other than as a means of egress”.
Also please note that if the existing stairway is to be totally enclosed with one hour fire rating,Sections 713.7.1 and 7138.1 of 2013 CBC, does not permit any openings other than those nessacerry for purpose of the shaft enclosure is not be permitted in shaft enclosure”.
Proposed room may beenclosed with one hour rated floor, wall and door (swings inside of room) and operablewinnows with tempered glass. Obtain planning department for approval for changing the windows and submit T-24 enjoy standards. Please refer to Table 7 of 2013 CBC and provide a copy of wall and floor assembly meeting one hour fire rating.
Provide threshold detail for new one hour fire darted door ant stairway landing.
All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect (CRC R301.1.3, CBC 107.1 and 107.3.4.1).Please review project with Orange County Fire Authority (OCFA) for additional Sprinkler system for new floor/room. Contact phone number, 714-573-6100.Indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit 3corrected sets of plans.
This review does not include sprinklered system, mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Fire Department approval on the corrected/final set of drawings (714-573-6100).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.(When needed) Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5831 for an appointment.
