If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered engineer.
Provide proper building address for each building on the site. Please coordinate this with the City os Santa Ana Planning Division.
This review does not include mechanical, plumbing, electrical work, or fire sprinkler system. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, electrical and fire sprinkler system work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Orange County Fire Authority approval on the corrected/final set of drawings.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
-Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
-Grading Permit. Application is made through the Building Safety Division (647-5800) and the
plan review is by the Public Works Agency (647-5039).
-In addition to other fees, a "Park Acquisition and Development Fee" in the amount shownbelow
shall be required pursuant to a resolution of the City Council for the Recreation andCommunity
Services Agency; net addition of ________ bedroom(s).Show all property lines of record on the Site Plan. Buildings shall not be constructed over any property line.
Prior to the issuance of building permit(s), tract maps, parcel maps, lot line adjustments, public way abandonments, covenant, conditions and restrictions (CC&R's), etc., related to the subject project must be legally recorded with the County of Orange.Show the complete legal description and assessor's parcel number on the plans.For roof covering specify:
-Type/manufacturer and International Code Conference (ICC)/Underwriters Laboratories (UL)
number of shingle/tile roof.
-Roof coverings shall have at least a Class "C" rating. ( CBC 1505)Show the location(s) of hard-wired smoke alarm(s) with a battery back up in each sleeping room and at a point centrally located in area giving access to each sleeping area. Show the location of carbon monoxide alarm for each unit on the plans.
On the roof plans and building sections, Clarifyshow location(s) and provide typical construction details for draft stops in accordance with CBC Sections 718.3 and 718.4See sheets A4.4
Show how dwelling is provided with comfort heating facilities capable of maintaining a room temperature of 68oF at a point of 3 feet above the floor in all habitable rooms.
The residence shall conform to the State Energy Conservation Standards. Submit forms and calculations for review and blueprint the final forms on the plans.
-Also, submit 2 copies of signed Energy Efficiency calculations.
-The permit applicant shall be responsible for obtaining an energy plan check from a consultant
who is qualified to perform an energy efficiency analysis in accordance with the California Code
of Regulations (CCR), Title 24, Part 1 (Administration) and Part 6 (2013 California Energy Code).
The plan check consultant must sign documentation certifying that a thorough, competent review
has been performed on behalf of the Enforcement Agency.
-The energy plan check consultant must sign documentation forms on behalf of the Building
Safety Division.
-Refer to the attached public handouts titled “Energy Efficiency Compliance” and “Energy
Efficiency Compliance Documentation”.Handrail assemblies and guards shall be designed to resist a load of 50 plf applied in any direction at the top and to transfer this load through the supports to the structure. Provide structural calculation to show compliance.For stair handrails, show compliance with CBC Section 1012.3. See detail 11/D6.1
Specify/detail masonry veneer material, thickness, backing, anchorage, footings, and support over openings.
Roof overflow drains having the same size as the roof drains shall be installed with the inlet flow line located 2 inches above the low point of the roof. Small localized sump is not considered the low point of the roof for this requirement. See red marks on the Detail 2/D1.1.Note on drawings: "Truss supplier shall submit calculations and shop drawings signed by a registered civil engineer to the responsible project designer who agrees to review the shop drawings for acceptance prior to fabrication. Shop drawings and calculations shall be submitted to the Building Safety Division for acceptance after the responsible project designer has noted his/her acceptance and prior to fabrication.”
Truss drawings must reflect compliance with CBC Sections:
-Plans, structural calculations, and specifications must be prepared by a California registered civil
engineer.
- Fire-resistive protection of trusses when required by Table 6-A.
-Regulation of prefabricated construction including required inspections and certifications.
-Metal-plate-connected wood trusses shall conform to CBC chapter 23. Provide evidence of
required fabrication, storage, handling and delivery inspections.
-The ICC approved agency number must be noted on shop drawings.
-Note: If the responsible project designer declines to agree to review shop drawings, complete
structural calculations and drawings for trusses shall be submitted for review and acceptance by the
Building Safety Division prior to issuance of permits for the subject project.
Note on the drawings required construction inspections. The engineer or architect in responsible charge of the structural design work shall include in the construction documents the following:
-Structural tests and inspections required by CBC Chapter 17.
-Concrete where the design ƒ ’c exceeds 2,500 psi.
- The structural engineer of record shall provide periodic and final inspections for all structural
elements to ensure completed construction agrees with his/her design. Prior to the Building Safety
Division's final inspection, the structural engineer of record shall submit a letter to the Building Official
certifying completed structural elements.
-Other structural inspections required by the engineer or architect in responsible charge of the
structural design work.
-Special inspections required by ICC Research Reports.
The occupancy separation between private garage and doweling to be 1-HR rated per Table 508.4 CBC. See red mark on sheet PD.1.
Provide construction details and show compliance with CBC for the parapet for the rated wall on the right side of the laundry room. See sheet A7.1 & A& B /A7.3.
Provide a clear site plan that calls out all the recorded property lines plus showing the location of 3 accessible parking spaces. ( RS.1 & PD.1)
Show compliance with CBC Table 716.5 and Section 716.5.3.1 for all the doors, 20minutes and 2-hour rated doors, located in the rated corridors. Doors in the rated corridors shall meet the requirements for smoke and draft control assembly test in accordance with UL 1784.
Due to arch condition at the termination of each stairway at each side of each building, provide a clear dimension on the plan that the height of exit doors at these locations will remain at 6’8” for entire with of the exit doors.
Provide accessible signs per Section 1110A CBC at every primary entrance and at every major junction where accessible route diverge from the circulation path.
Provide and show minimum 12” clear level for the door to the accessible units to comply with Section1126A.3.2.1 CBC. See Details 1/D.6 & 2/D.6
Provide an acoustical report and provide construction details to show compliance with Sections 1207.2, 1207.3, & 1207.4 CBC for sound transmission requirements.
Structural sheets labeled: “NOT FOR BID OR CONSTRUCTION”. Please remove this label from the plans upon resubmittal.
Sheet S-1.2A shows roof framing for the court area on the right side of the laundry room which is not consistent with the architectural sheets A7.2 & A7.3. Please remove the roofing in this area.
The location of the point load for beam # 4 ( calc page 7) does not match drawing sheet S-1.4. Please verify.
Does beam # 7 over the stair support beam #6 and the Stair stringer? Calc page 9 does not take into account the load of stringer for this beam.
Show compliance with Section 8-10 of Santa Ana Municipal Code for a manager unit for every apartment house over 16 units.
Per Section 8-46 of Santa Ana Municipal Code, a fire facility fee shall be paid prior to building permit issuance for every building exceeding 2 stories.
See other red marks on the plan. Please resubmit the marked up set to the City of Santa Ana with revised plan for recheck.
