Please call (714) 647-5862 for an appointment.The drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2013 California Residential Code with local amendments and to clearly indicate the scope of work under this building permit application. There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review. All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered engineer. All persons preparing plans for others shall sign those plans. Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a). This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Public Works Agency approval (647-5039). -Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. Show location of minimum 20x30-inch attic access with 30-inch minimum headroom in accordance with. Wall covering shall be cement plaster, tile or approved equal to 72 inches above drain at showers or tub with showers. Materials other than structural elements shall be moisture resistant. Show the location(s) of smoke alarm(s) in each sleeping room and at a point centrally located in the corridor or area giving access to each sleeping area.Show location of carbon monoxide alarm on the floor plan. Skylights shall comply with CRC. Note on the drawing the ICC Research Report number and installation requirements for skylights using plastic materials. Sheet A-4 refers to the LEGACY REPORT NER-216, provide a copy of this report and show that it complies with CRC 2013.Provide framing plans and all the construction details for the proposed work. Seems like the structural part of these plans are not submitted at this time.The location of proposed skylights shall be show on the roof plans with the proper construction details.The Green Building Notes on sheet A-2 to be updated to 2013 code sections. For plywood roof diaphragms, specify thickness, grade, panel span rating, and nailing schedule. Note on the plans: "Roof diaphragm nailing to be inspected before covering. Face grain of plywood shall be perpendicular to supports."Call out foundation bolt size (5/8” minimum diameter) and spacing on foundation plan. The foundation bolts shall be 5/8 inch minimum diameter embedded at least 7 inches into the concrete or masonry foundation spaced not more than 6 feet apart. Foundation sections 12/15/18 inches wide, 6/6/8 inches thick and a minimum 12-inch depth below natural ground surface or certified fill grade are required. Wood framing members, including wood sheathing, that rest on exterior foundation walls and are less than 8 inches from exposed earth, shall be of naturally durable or preservative-treated wood. Provide a minimum of two No. 4 bars at top and at bottom of continuous footing. Show minimum 18-inch underfloor clearance from grade to bottom of floor joists and minimum 12-inch clearance to bottom of girders. Specify that foundation sills shall be pressure-treated or foundation grade Redwood. Show location of underfloor access crawl hole (18 x 24 inches).
