See the list below for item # 9, 10, 13, 14, 24, 25, 26, 27, 29, 32a, and 32c. For items # 10 and 13, provide structural calculation and other supporting documents to show that this building complies with the requirements of Risk Category III. The engineer shall use the “Ie = 1.25” per Table 1.5-2 of ASCE 7-10 for his calculation.The permit for the Façade improvement that was issued on 06/24/2014 did not upgraded the building for Risk Category III. For item # 14, for lateral support of the partition walls over 14’ height, submit structural engineering calculation to show compliance with chapter 16 of CBC. For item # 24, provide and show on the plans the 18” clearance requires for the door #10. For item # 25, please call out the height of the platform on details 2 & 8/A-9.0. For item # 26, please show the location of exit signs on the architectural plan. For item # 27, provide a note on the plan. For item # 29, please show compliance on the plan. For item 32a, add a note on the plan that vertical tower is not part of this permit. For item # 32c, please see missing details marked on the plans for first plan check. Alos, the new floor plan submitted on 05/29/2015, sheet A-2.0, shows a curb around the main entry door without any curb ramp. Please show compliance with Title 24 for this item. APPLICABLE CODE: 2013 CALIFORNIA BUILDING CODE (CBC) WITH CITY OF SANTA ANA AMENDMENTS All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2013 California Building Standards Code with local amendments.Clearly indicate the scope of work under this building permit application: - Construction drawings must clearly show all work to be done under the subject building permit application.All drawings and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil engineer.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Previously approved plans should be submitted to expedite the process. - Orange County Fire Authority approval on the corrected/final sets of drawings ((714)573-6100) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039) - County of Orange Health Department approval on the corrected/final set of drawings ((714)433-6000) - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceThe occupant load for the new use of this building is over 300 occupants, therefore; this building shall comply with Table 1605.4 of CBC. See sheet A-2.0 for the occupant load calculation of each area. The occupant loads shown on sheet A-2.1 seems low in a few areas.Show compliance with number of required exits for the entire building as a whole, and each area;Such as: raised concourse area and lower concourse area. CBC Section 1014.2 item # 4, Egress through intervening spaces. Egress through intervening spaces shall comply with this section. Egress shall not pass through kitchens, storage rooms, closets or spaces used for similar purposes. Seems like an exit goes through the proposed CAFÉ FOOD SERVICE area. This does not comply with the Section 1014.2 CBC.When there has been a change in use or occupancy classifications, drawings shall show compliance with the CBC requirements for the new use. This includes up grading the Risk Category from II to III due to occupant load of over 300 in the buildingper Table 1604.5 of CBC.Provide typical section view detail of all new partitions and ceilings showing: - Size, spacing, and material of framing members - Note gauge and ICC Research Report number and installation/construction requirements for metal framing members. - Method of attaching framing to the building structure. Compliance shall be shown with CBC chapter 16 for lateral support of the walls. Submit structural engineeringcalculations for walls in rooms with a floor to building structure above height greater than 14’. - Provide on the drawings details for the lateral support of partitions, rails and similar space dividers less than 5’ 9” in height. - Heights of partition, suspended ceiling, structure above.Complete all soffit and furred out wall details. Provide complete detailing, including number, type, location of fasteners and how attachment is made to the building structure. Show compliance with CBC Section 803.Note on drawing: “Exit doors shall be openable from the inside without the use of a key or any special knowledge or effort.”Panic hardware shall comply with CBC. Panic hardware shall be provided as required by CBC Section(s): - An Occupancy with an occupant count > 50. Note on the drawings: “Maximum effort to operate doors shall not exceed 5 pounds for exterior doors and interior doors, such pull or push effort being applied at right angles to hinged doors and at the center place of sliding or folding doors. The bottom 10” of all doors except automatic and sliding shall have a smooth uninterrupted surface to allow the door to be opened by a wheelchair footrest without creating a trap or hazardous condition.The upper approach and the lower tread of each interior stair shall be marked by a strip of clearly contrasting color at least 2” wide placed parallel to and close to (not more than 1” from) the nose of the step or landing to alert the visually impaired. The strip shall be of material that is at least as slip-resistant as the other treads of the stairs.Show compliance on the plan for the proposed stairs.Provide complete architectural plan views, sections, details, and notes for pedestrian ramps.Provide the following handrail information for the ramps: - handrail shall be placed on each side of each ramp, shall be continuous the full length of the ramp - Shall be 34 to 38” above the ramp surface to the top of the handrails - Shall extend a minimum of 1’ beyond the top and bottom of the ramp and shall be parallel with the floor or ground surface - The inside handrail on switchback or dogleg ramps shall always be continuous - The ends of handrails shall be either rounded or returned smoothly to floor, wall or post - Handrails projecting from a wall shall have a space of 1½” between the wall and the handrail - Handrails may be located in a recess if the recess is a maximum of 3” deep and extends at least 18” above the top of the rail - The grip portion shall not be less than 1¼” nor more than 1½“ in cross-sectional nominal dimension or the shape shall provide an equivalent gripping surface - All surfaces shall be smooth with no sharp corners - Handrails shall not rotate within their fittings - Any wall or other surface adjacent to the handrail shall be free of sharp or abrasive elements - Edges shall have a minimum radius of 1/8”Show compliance with CBC Section 11B-604.81.2 for the compartment door in accessible stall on sheet A-3.2.Provide and show the clearance for the doors as marked on sheet A-3.0What is the overall height of the platform on details 2 & 8/A-9.0?The require exit signs to be readily visible from any direction of approach. No point shall be more than 100’ from the nearest visible exit sign. Revise the drawings to show compliance.The require means of egress from all occupied parts of the building be provided with at least 1’ candle of light at floor level. Show compliance on the drawings.All dining, banquet, and bar facilities shall be made accessible to persons with disabilities as provided in CBC. At least 5%, but not less than one of the seating spaces in each functional area is accessible as follows: - Provide a minimum 30” x 48” wheelchair clear floor space. - Provide knee space at tables at least 27” high, 30” wide and 19” deep. - Provide height of tables between 28” – 34” from the floor ground. - Provide access to accessible seating space(s) by aisles with a minimum of 36” in width.Counters where food or drink is served shall show compliance with the following: - Top of counter is between 28” – 34” above the finish floor. - Knee clearance to be a minimum 27” high, 30” wide, and 19” deep. Exception: Knee clearance is not required at checkout counters or service counters. - Clear floor space a minimum of 30” by 48”. - Clear floor space adjoins an accessible route. - In existing buildings, at least one checkout aisle shall be accessible in facilities with less than 5,000 square feet of selling space.Glass and glazing shall be in accordance with CBC Chapter 24. Note on the drawings all windows and doors having glazing. Indicate the type and thickness of each light of glazing on the drawings.Show the results of calculation for TV wall, and full height columns on the plan.Provide the following information and the construction details for:Vertical tower,Vertical race wall,Missing details marked on sheet A-2.0See other red marked on the plans, and please resubmit the marked up plans with the revised set for recheck.
