APPLICABLE CODE: 2013 CALIFORNIA BUILDING CODE (CBC) WITH CITY OF SANTA ANA AMENDMENTS All items noted on this plan check report must be addressed. Is the intention of this permit to also combine the suites C & D. please clarify.This review does not include mechanical, plumbing, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Previously approved plans should be submitted to expedite the process. - Orange County Fire Authority approval on the corrected/final sets of drawings ((714)573-6100) - Public Works Agency approval (647-5039) - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceOccupancies storing, handling, using, and/or selling hazardous materials, liquids, and chemicals shall submit a list of all said materials, listing their quantities and how they relate to specific California Building Code Table items. Note on the Floor Plan, type and quantity of hazardous material in each control area and fire-resistive rating for fire barriers.Please define the “1-HR Rated wall” in term of a Fire Partition, complying with Section708 CBC, or a Fire Barrier complying with Section 707 CBC.Reference each fire-resistive assembly to a CBC Chapter 7, Table and Item number: - Fire partition - Fire barriersCBC Section 708.4, Fire partitions shall extend from the top of the foundation to the underside of the roof sheathing above, and shall be securely attached thereto. CBC Section 708.6, Penetrations in a fire partition by ducts and air transfer openings shall comply with Section 716.Provide on the drawings a door schedule, showing: - Door sizes - Hardware complying with exiting and disabled accessibility requirements - Fire-rating of door assembly complying with CBC Section 716 Opening ProtectionThe bottom 10” of all doors except automatic and sliding shall have a smooth uninterrupted surface to allow the door to be opened by a wheelchair footrest without creating a trap or hazardous condition.Drawings submitted to the Building Division for review shall provide the following information to insure compliance with CBC Chapter 11B: - An accessible entrance - An accessible route to the altered area - Accessible restrooms - Accessible telephone (if any) - Accessible drinking fountains, and - Parking, signage and alarmsValuation of proposed project is calculated as $192,316. A minimum of 20% of valuation of construction is required to be spent towards providing disabled access in the priority order noted in the immediate previous item as noted in CBC Chapter 11B. Revise the drawings to show compliance. Show both existing elements and how they will be upgraded to current standards.Establishes the number of accessible parking spaces required. Revise the drawings to show at least 1disabled accessible parking space as van accessible spaces.Disabled accessible parking spaces should be sized as follows: - Where single spaces are provided, they shall be a 9’ wide parking area with an outlined 5’ wide (8’ wide for van accessible space) loading and unloading aisle ON THE PASSENGER SIDE OF THE VEHICLE. The minimum length of each parking space shall be 18’. The loading and unloading access aisles shall be marked by a border painted blue. Within the blue border, hatched lines a maximum of 36” on center, shall be painted a color contrasted with the parking surface, preferably blue or white. Parking access aisles shall be part of an accessible route of travel to the building entrance. Parked vehicle overhangs shall not reduce the clear width of an accessible route. The words NO PARKING shall be painted on the ground within each loading and unloading access aisle. This notice shall be painted in white letters no less than 12” high and located so that it is visible to traffic enforcement officials. Sanitary facilities serving the area of new work shall be disabled accessible. Revise the drawings to show compliance with CBC Section1115B.Provide completely dimensioned floor plans, elevations and sections of existing sanitary facilities insuring wheelchair clearances complying with CBC Section 11B-604 and the California Plumbing Code.Provide complete grab bar details on the drawings showing compliance with CBC Section 11B-604 including structural strength to support a 250 pound point load.The type of construction under the “NOTES” on sheet A0.1 shall change from IIB to VB to be consistence with the City records.Detail 1/A2.2 refers to “metal strap per structural”, since there is no structural plans with this submittal, please modify the note accordingly.Seems like the partition wall in details 1 & 2/A2.2 is attached to bottom of the TJI. The way it’s shown, the TJI cannot provide the lateral support for the wall. Please modify these details.The stud sizes shall be coordinated between Legend/notes and details 1 & 2/A 2.2.Please call out TYPE “X” GYP. BD for any rate assembly. See red marks on sheet A 2.2 & A2.3.
