Please call (714) 647-5830 for an appointment. Sheet 1 Provide exhaust fan in proposed bathroom with minimum 50 cfm capability. Show landing and show landing dimensions at exterior patio slider. R311.3 Floors and landings at exterior doors. There shall be a landing or floor on each side of each exterior door. The width of each landing shall not be less than the door served. Every landing shall have a minimum dimension of 36 inches measured in the direction of travel. Exterior landings shall be permitted to have a slope not to exceed ¼ unit vertical in 12 units horizontal (2 percent)Exception: Exterior balconies less than 60 square feet and only accessible from a door are permitted to have a landing less than 36 inches measured in the direction of travel. Provide all symbols and legends for all electrical elements on the floor plan. Revise Code reference numbers and correct requirements on note #1 and #2.The aggregate glazed area shall not be less than 8% of floor area and the minimum openable area to the outdoor shall not be less than 4 % of floor area. R301.1 Habitable Rooms. All habitable rooms shall have an aggregate glazing area of not less than 8 percent of the floor area of such rooms. Natural ventilation shall be through windows, louvers, or other approved openings to the outdoor air. Such openings shall be readily controlled by the building occupants. The minimum openable area to the outdoors shall be 4 percent of the floor area being ventilated. Provide energy documentation on the plan. Provide drawing index on the title sheet. Specify the minimum dimension between the center-line of water closet to the adjacent wall. 2010 CPC Section 407.5 Setting. Fixtures shall be set level and in proper alignment with reference to adjacent walls. No water closet or bidet shall be set closer than fifteen (15) inches from its center to any side wall or obstruction nor closer than thirty (30) inches center to center to any similar fixture. The clear space in front of any water closet or bidet shall be not less than twelve-four (24) inches. No urinal shall be set closer than twelve (12) inches from its center to any wall or partition nor closer than twenty-four (24) inches center to center.Exception: The installation of paper dispensers or accessibility grab bars shall not be considered obstructions. Under Project Description, revise the occupancy group to “R3”. Sheet 2 Revise Code reference number to “R806.1” under attic opening note. Elevation drawings show two dormer vents and gable-end vent. However, attic vent summary indicates four vents in total. Identify the remaining vent on elevation drawing. In addition, specify the net-area of each vent type. Sheet 3 Revise shear-transfer detail without the beam at interior shear-wall between new bedroom and existing bathroom. Specify new beam size at the new opening. In addition, provide structural calculations for the new beam. Show interior shear transfer detail between the family room and existing living room area. At the new opening, detail “11/S1” shows the connection the beam and post is model “ECC”. However, plan shows connection model “EPC”. Verify discrepancy. Sheet S1 – Detail 7 Detail 7 shows 2x6 roof rafters. However, framing plan indicates 2x8 roof rafters. Specify hanger type or connection detail between ridge broad and roof rafter.
