Please call (714) 647-5862 for an appointment.The drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2013 California Building Standards Code with local amendments and to clearly indicate the scope of work under this building permit application. There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review.The sheet AS-1 shows/calls out addition to existing studio, proposed 3-car garage, and proposed breeze way. There is no information on these sets of plan for these items. Please provide this information or make note on sheet AS-1 to make them under a separate permit.
Due to proposed second floor addition, justify that the remaining attic area on each side of this addition will be having enough opening to meet the ratio of 1/150 area of the enclosed roof for attic ventilation on each side of this addition.
The foundation plan on sheet S2 is incomplete. It does not show the location of bearing walls and does not justify how the vertical loads and lateral loads will be resisted by existing raised floor framing and existing pad footing.
Also, the posts from second floor and roof supports are not supported by a footing or a framing system to transfer the loads to a designed footing.The location of the proposed second floor shall be shown on sheet AS-1
This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Public Works Agency approval (647-5039).
-Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
Indicate detail and section references as to their appropriate location on plan views. Provide cross sections in the East-West direction to Show that ceiling height for habitable rooms is 7 ft. minimum. See Section R305.1 of CRC
Bathrooms, water closet compartments and similar rooms shall be mechanically ventilated in accordance with the Mechanical Code. Show compliance for the new bathroom on the plans.
Wall covering shall be cement plaster, tile or approved equal to 72 inches above drain at showers or tub with showers. General Note # 4 on sheets A-1 & A-2 shall be update to show compliance.Show the location(s) of smoke alarm(s) in each sleeping room and at a point centrally located in the corridor or area giving access to each sleeping area. A detector shall be located at each story and basement; a detector shall be located in close proximity to the stairway when sleeping rooms are on the upper level. Provide and show on the plan the location of carbon monoxides as required by code.
Show how dwelling is provided with comfort heating facilities capable of maintaining a room temperature of 68oF at a point of 3 feet above the floor in all habitable rooms.
The residence shall conform to the State Energy Conservation Standards. Submit forms and calculations for review and blueprint the final forms on the plans.
-Signed Energy Efficiency Documents must be printed on the plans.
-The permit applicant shall be responsible for obtaining an energy plan check from a consultant
who is qualified to perform an energy efficiency analysis in accordance with the California Code
of Regulations (CCR), Title 24, Part 1 (Administration) and Part 6 (2013 California Energy Code).
The plan check consultant must sign documentation certifying that a thorough, competent review
has been performed on behalf of the Enforcement Agency.
-The corrected/final drawings shall have the required energy efficiency compliance documentation
with completed signature blocks filed on the plans.
-The energy plan check consultant must sign documentation forms on behalf of the Building
Safety Division.
Provide a complete full-height section and details of stairway showing:
- Maximum rise of 7¾ inches and minimum run (tread) of 10 inches.Show compliance with CRC Sections R311.7.5.1 & R 311.7.5.2. Per drawing section 1/A5, 14 riser-stair will have a riser height of 7.86” height with exceed max. 7.75” maximum allowed per code. Also, per drawing sections 1 & 2/A-5; 13-tread stair with 9.75” treads is less than minimum of 10” treads width per CRC.
-Minimum headroom of 6 feet 8 inches.
-Enclosed usable space under a stairway requires one-hour fire-resistive construction on enclosed
side. Provide 42 inch high (minimum) protective guards for raised floors, and open side(s) of stairs and stair landings. Handrails and guards. Show compliance with Section 1607.8.1.1 CBC.
- 1607.8.1.1 Concentrated load. Handrail assemblies and guards shall be able to resist a single
concentrated load of 200 pounds applied in any direction at any point along the top, and have
attachment devices and supporting structure to transfer this load to appropriate structural elements
of the building. This load need not be assumed to act concurrently with the loads specified in the
preceding paragraph.
