Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. A separate sheet for response may be used.Resubmit 3 corrected sets of plans. Please return marked up set of drawings with corrections. Please refer to red marks on the drawings for additional plan check comments. Drawings are available for pick without appointment at permit counter. This review does not include electrical, mechanical, plumbing, or fire sprinkler system. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.Please remove any EMP sheets.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process. - (OCFA) Fire Department approval on the corrected/final sets of drawings (714) 5736108 (Spray booth new manufacturing rooms)) - Police Department approval on the corrected/final set of drawings (647-5840)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuance - Public Works Agency approval (647-5039)The drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2013 California Building Standards Code with local amendments.Please note on the drawings if existing building is equipped with sprinklered system.Proposed spray booth is under jurisdiction of OCFA (Orange County Fire Authority). Note on the drawings if proposed spray booth is a pre-fab unit or custom made. Structural calculations and drawings are required for custom made booth.Occupancy classification is not established for new Fiberglass shop and Fabrication area, or Spray booth room. A meeting with OCFA is needed to establish occupancy for new rooms. Please provide the followings:Submit a letter addressed to the Building Safety Division describing in detail the manufacturing process from material delivery, storage, handling, packaging, and shipping of finish product. Include an equipment list describing use in the process. Identify use of each new room.Occupancies storing, handling, using, and/or selling hazardous materials, liquids, and chemicals shall submit a list of all said materials, listing their quantities and how they relate to specific California Building Code Table items. Note on the Floor Plan, type and quantity of hazardous material in each room/ area.Occupancies using hazardous materials are subject to special requirements. It is the applicant’s/owner’s responsibility, PRIOR TO SUBMITTAL, to make this known to the Building, Planning, and Orange County Fire Authority. When there has been a change in use or occupancy classifications, drawings shall show compliance with the CBC requirements for the new classifications. Additional plan check comments may apply.Reference each fire-resistive wall assembly to a CBC Chapter 7, Table and Item number.Provide a copy of discretion of assembly on the drawings.Reference Sheet A-3, details,4, and 5, provide structural calculations for design of new wall and door.Incorporate results of calculations into drawings prior to resubmittal. Structural drawings to be signed and stamped by civil/ structural engineer (Not mechanical engineer) or licensed architect. Indicate span of studs and spacing fornew walls. Callout fire rating of walls per above plan check comment.Plans shall indicate how required structural and fire resistive integrity will be maintained where a penetration will be made for electrical, mechanical, plumbing and communication conduits, pipes and similar systems. CBC Section 106.1.1 and CBC Chapter 7. Note on the plans the ICC Research Report number, U.L. number, State Fire Marshal number, or approval number of another agency accepted by the City of Santa Ana.Thevaluation of proposed project is calculated as $ 15,200.00. A minimum of 20% of valuation of construction is required to be spent towards providing disabled access in the priority order noted in the immediate previous item as noted in CBC, 11B, Division 2. Revise the drawings to show compliance. Show existing building and site elements and how they will be upgraded to current standards. Please refer to attached accessibility form, complete and return with revised drawings.Drawings submitted to the Building Division for review shall provide the following information by providing complete drawings and details to insure compliance with CBC Section 11B:
- An accessible entrance
- An accessible route to the altered area
- Accessible restrooms
- Accessible telephone (if any)
- Accessible drinking fountains, and
- Parking, signage and alarmsProvide structural calculations and drawings, stamped and signed by a California licensed architect or registered civil engineer for:
- New opening in existing roof. Provide framing plan and call out size of each framing member around new
opening. Submit structural calculations for design and justification.
- New mechanical equipment on roof (note on Roof Framing Plan weight of each existing and new piece of
equipment on the roof, If applicable)
- New equipment screening on roof
- Structural support of shaft(s) and/or hood(s)
