The recheck for your project was completed today, 08-13-2015; the only item left from the list below is item # 8. Please show compliance for this item before a permit can be obtained.All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered engineer. All persons preparing plans for others shall sign those plans. Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a).
This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Public Works Agency approval (647-5039).
-Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
Provide a fully dimensioned Site Plan on a separate 8-1/2" x 11" sheet of paper.
The residence shall conform to the State Energy Conservation Standards. Submit forms and calculations for review and blueprint the final forms on the plans.
-The permit applicant shall be responsible for obtaining an energy plan check from a consultant
who is qualified to perform an energy efficiency analysis in accordance with the California Code
of Regulations (CCR), Title 24, Part 1 (Administration) and Part 6 (2013 California Energy Code).
The plan check consultant must sign documentation certifying that a thorough, competent review has been performed on behalf of the Enforcement Agency.
-The energy plan check consultant must sign documentation forms on behalf of the BuildingSafety Division.
Stair handrails shall be shown on the plans and shall satisfy the following:
-Provide continuous handrail for stairways with 4 or more risers.
-Handrail shall be 34 to 38 inches above the nosing of treads.
-The handgrip portion of handrail shall be not less than 1¼ inches or more than 2 inches in cross
sectional dimension.
The following are required for attached garage/carport:
- Specify fire-resistive construction onthe garage side for walls, ceilings, posts, and beam of garage adjacent to or supporting the dwelling.
-Self-closing, tight-fitting, solid wood, 1 3/8 inch thick door or 20 minute labeled door at opening
to dwelling. Does not apply to one-story carport.
Provide a cross section for the propose stair to show head room clearance. Please coordinate details “A/A-4 & D/A-4 with the framing plan.
Provide framing details at the stair landing. See red marks on sheet S-1.
On sheet S-1, seems like the reference to detail 41/S-1 shall be changed to 41/S3.
On roof framing plan, sheet S-2, provide straps at the roof reentry corners.
Please double check the loading for the floor beams # 6 and 7. See red marks on calculation pages 19 and 20 for these two beams.
Per calculation on page 18, there should be a shear wall at line 1 for 12.75’ length. Floor plan on sheet S-2. Shows a shear wall for 12.75’ at the right side of line 1. Please correct the calc for location of the shear wall.
Calculation gape 41 calls for ¾” floor plywood and sheet SN-1 calls for 5/8” plywood. Please revise the sheet SN-1.
