Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Public Works Agency approval (647-5039) - County of Orange Health Department approval on the corrected/final set of drawings ((714)433-6000) - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceSubmit a signed copy of the contract showing labor and materials for all work to be done under the subject building permit application. The plan check engineer may accept the contract price as the valuation of improvements for unique/unusual projects in lieu of using a cost per square foot basis.Provide on the drawings interior wall and ceiling finish schedule showing compliance with CBC Section 803 and CBC Table 803.5.CBC Section 1133B.6. Every portion of every building in which are installed seats, tables, merchandise, equipment, or similar materials shall be provided with aisles leading to an exit. Every aisle shall not be less than 36” wide if serving only one side, and not less than 44” wide if serving both sides.All dining, banquet, and bar facilities shall be made accessible to persons with disabilities as provided in CBC Section 1104B.5. At least 5%, but not less than one of the seating spaces in each functional area is accessible as follows: - Provide a minimum 30” x 48” wheelchair clear floor space. - Provide knee space at tables at least 27” high, 30” wide and 19” deep. - Provide height of tables between 28” – 34” from the floor ground.Tenant improvements in the Main Place Mall shall show compliance with the following special provisions and CBC Section 402: - Note on drawings: Duct and smoke removal system modification is not allowed and shall be in compliance with the “Code Analysis and Fire Protection and Life Safety Concept.” - Main Place Mall, other than anchor stores, is of Type IIB fire-sprinklered construction. In accordance with CBC Section 603.1, walls and permanent partitions shall be of noncombustible construction, except that permanent non-bearing partitions may use fire-retardant treated wood (CBC 202) within the assembly.CBC Section 402.12, Security grilles and doors. Horizontal sliding or vertical security grilles or doors, which are part of a required means of egress, shall conform to the following: - They must remain secured in the full open position during the period of occupancy by the general public. - Doors or grilles shall not be brought to the closed position when there are more than 10 persons occupying spaces served by a single exit or 50 persons occupying spaces served by more than one exit. - The doors or grilles shall be openable from within without the use of any special knowledge or effort when the space is occupied. - When two or more exits are required, not more than one half of the exits may be equipped with horizontal sliding or vertical rolling grilles or doors. - Note on Drawings: Post a legible sign at security grill/door closing controls stating “Security grill/door shall remain secured in the full open position during the period of occupancy by the general public.”Identify all the area on the floor plan.Show condiment table is in compliance with disabled access.Provide dimension floor plan on sheet A1.1.Show where the door at the end of store leading to. Provide clear and enlarged floor plan to show location of the project.Wood blocking is not allowed in type IIB construction.Provide connection detail at the end of the low wall, detail 7/A6.1 to the wall and also bottom connection to the floor. (Anchor size and spacing).Provide connection detail at the end of detail 2/A6.1 to justify lateral support.Provide bottom connection detail for the low wall.
