All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Resubmit 3 corrected sets of plans. Please return marked up set of drawings with corrections.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department (OCFA) approval on the corrected/final sets of drawings 714-573-6108
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- County of Orange Health Department approval on the corrected/final set of drawings (667- 3600)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceSubmit a signed copy of signed contract showing labor and materials for all work including architectural and structural fees to be done under the subject building permit application. Permit fee and plan check fee is not based on valuation.Note on the drawings if this building is open to public or to be occupied by employees only.Please note, when there has been a change in use or occupancy classifications, drawings shall show compliance with the CBC requirements for the new classifications. Building is classified as F-2 occupancy.Provide missing site plan and show location of compliant accessible parking including path of travel based on Chapter 11-B of 2013 CBC. Additional plan check comments may apply. Provide drawings to show compliance. Show both existing elements and how they will be upgraded to current standards.
Show/note ventilation requirements on the plans in accordance with the CBC and California Mechanical Code (CMC) requirements for each type of use.

Tactile exit signs shall be required at the following locations: - Each grade-level exterior exit door shall be identified by a tactile exit with the word “EXIT.”Counter to have, at least 5 percent, but never less than one, of each type of station shall be located at a section of counter that is at least 36” long and no more than 28 to 34” high.- Provide a minimum 30” x 48” wheelchair clear floor space.
- Provide knee space at tables at least 27” high, 30” wide and 19” deep.
- Provide height of tables between 28” – 34” from the floor ground.
- Provide access to accessible seating space(s) by aisles with a minimum of 36” in width.Show accessible employee testing room with 60” clear circle for wheel chair accessible and show compliance with above.Show compliance with path of travel for 75”.0”. Page 6 of structural calculations shows 28”.0” and page 8 shows 9.25”. Applicant state’s it is 6’.6” Max. Please clarify and show height of each tank on the drawings. Show height of existing building for clarification. Additional comments may apply.
Submit complete foundation analysis including overturning of tank once the height is clarified. The weight of existing 4” slab without reinforcement and possible poor condition of existing slab without re-bars (Not verified by engineer) is not acceptable to justify overturning.
In lieu of soils investigation report per Sections 1803.6 of the 2013 California Building Code for foundation design, revise structural calculations for minimum foundation/footing design requirements for small projects as follows:
- Allowable foundation pressure not to exceed 1000 PSF.
- Footing to have minimum reinforcement of: 2 #4 at top and 2 #4 at bottom.
- The minimum depth of footings below undisturbed ground surface to be 12 inches.Provide complete foundation detail to include foundation size depth, Re-bars and anchorage size and attachments. Specify special inspection for new anchor bolts.
