If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, a separate sheet for response may be used. Resubmit 3corrected sets of plans.When meeting is needed, meetings between the project applicant/designer and the plan reviewer shall be by appointment only. This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Please remove electrical, Mechanical and Plumbing drawings.The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final sets of drawings (647-5839 or 647-5700) Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.The drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2013 California Building Standards Code with local amendments.Correct Type of construction to Type III-B, SPK and occupancy to B on the drawings. Indicate ICC approved weather sealing for all roof penetrations on the drawings.Provide roof framing plan (as built on the drawings) on each set of plan.Each engineer to sign and stamp drawings related to his structural work. CBC Sections A106.1 and A106.3.4.1, All drawings and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil engineer.Reference structural calculations by SCHNEIDER Structural Engineers, show compliance with followings: Incorporate results of structural calculations into drawings prior to re-submittal. Structural drawings are subject to City inspection and must reflect complete results of calculations. Submit complete roof framing plan including but not limited to page 1 and 2 (cover sheets) of calculations, 7 items. Show location, size and span for all positive attachment of Solar stands to existing roof faming members. Drawingsto be signed and stamped by licensed engineer. Structural calculations page 1 indicates that “(overstressed in max range of 15%)” is not acceptable. Please refer to Section 3403.3 of 2013 CBC,5% max for gravity load and Section 3403.4 of 2013 CBC, 10% max for lateral loads on existing buildings. Revise to show compliance.Reference Section 2606.12 of 2013 CBC, show compliance with 33.33% of roof area for CC1 materials or 25% of the roof area for CC2 materials (Solar collectors). Please refer to this Section for additional exception.Additional plan check comments may apply to this project.
