If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. Please call (714) 647-5862 for an appointment.The drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2013 California Building Standards Code or 2013 California Residential Code with local amendments and to clearly indicate the scope of work under this building permit application. There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review.Provide foundation plan for the proposed addition with proper detail to connect the new footing to existing ones.Provide roof framing plan and show the construction details for proposed work and show how new roof will be tied to existing roof.Provide structural calculation for the new 6 X 16 Beam and provide construction details to show how existing roof will be connected to this beam.Provide structural calculation for support of new 6 X 16 beam. All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered engineer. This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Public Works Agency approval (647-5039). -Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. Indicate detail and section references as to their appropriate location on plan views. For roof covering specify: -Roof slope(s) of all areas on the roof plan. -Type/manufacturer and International Code Conference (ICC)/Underwriters Laboratories (UL) number of shingle/tile roof. -Roof coverings shall have at least a Class "C" rating. Show location of minimum 20x30-inch attic access with 30-inch minimum headroom in accordance with CBC1209. No water closet shall be set closer than 15 inches from its center to any side wall or obstruction, nor closer than 30 inches center to center to any similar fixture. The clear space in front of any water closet shall not be less than 24 inches. Wall covering shall be cement plaster, tile or approved equal to 72 inches above drain at showers or tub with showers. Materials other than structural elements shall be moisture resistant. Glass enclosure doors and panels must be labeled Category II. Swing door outward. Net area of shower receptor shall be not less than 1,024 sq. in. of floor area, and encompass 30-inch diameter circle. Show the location(s) of hard-wired smoke alarm(s) with a battery back up in each sleeping room and at a point centrally located in the corridor or area giving access to each sleeping area. (Battery-operated smoke detectors are permitted in existing construction only.) Glass and glazing shall be in accordance with CBC Chapter 24. Note on the drawings all windows and doors having glazing. Indicate the type and thickness of each light of glazing on the drawings showing compliance with CBC. Note the type of safety glazing complying with CBC section 2406, for glazing in fixed or operable panels adjacent to a door, where the nearest exposed edge of the glazing within 24-inch arc of either vertical edge of the door in closed position and where the bottom edge of the glazing is less than 60 inches above the walking surface. Provide full height cross sections through the building showing framing, interior/exterior sheathing, plate heights, insulation, foundation, finish grade, etc. Note type, size and spacing of fasteners, sheathing material and details of attachment. The City has encountered a large number of inspection problems arising from a lack of specific framing details. The following listed items are required to be shown on the plans : -All plumbing walls are to be framed with a minimum of 6" studs. -Double walls used as plumbing walls are to be a minimum of 8" wide and no "flat" studspermitted. Staggered studs are acceptable. -Permissible notching and boring of joists are to be shown on the plans and shall not exceed CBC allowances. -Notching of exterior and bearing/nonbearing walls shall not exceed 25%/40% respectively. Bored holes in bearing/nonbearing walls shall not exceed 40%/60% respectively. In no case shall the edge of the bored hole be nearer than 5/8 inch to the edge of the stud. -Header and trimmer details for doors and windows are to be shown with full length trimmers, specifying the size of the header and trimmer. -All framed buildings which are required to be designed by an engineer or architect must be signed prior to submission into plan check -All stud bearing walls are required to comply with the minimum requirements for load bearingwalls. Show location(s) and provide typical construction details. Show how dwelling is provided with comfort heating facilities capable of maintaining a room temperature of 68oF at a point of 3 feet above the floor in all habitable rooms. The residence shall conform to the State Energy Conservation Standards. Submit forms and calculations for review and blueprint the final forms on the plans. -Signed Energy Efficiency Documents must be printed on the plans. -Also, submit 2 copies of signed Energy Efficiency calculations. -The permit applicant shall be responsible for obtaining an energy plan check from a consultant who is qualified to perform an energy efficiency analysis in accordance with the California Code of Regulations (CCR), Title 24, Part 1 (Administration) and Part 6 (2013 California Energy Code). The plan check consultant must sign documentation certifying that a thorough, competent review has been performed on behalf of the Enforcement Agency. -The corrected/final drawings shall have the required energy efficiency compliance documentation with completed signature blocks filed on the plans. -The energy plan check consultant must sign documentation forms on behalf of the Building Safety Division. -Refer to the attached public handouts titled “Energy Efficiency Compliance” and “Energy Efficiency Compliance Documentation”. Show Radiant Barrier, Cool Roofing, Duct Ceiling as required by the 2013California Energy Residential Manual for prescriptive Package D. Regardless of the occupant load, there shall be a floor or landing on each side of a door. The floor or landing shall not be more than one-inch lower than the threshold of the doorway. Landings shall be level except for exterior landings, which may have a slope not to exceed 1/4 unit vertical in 12 units horizontal (2% slope). -A door may open at the top step of an interior flight of stairs, provided the door does not swing over the top step. -A door may open at a landing that is not more than 7¾ inches lower than the floor level provided the door does not swing over the landing. -Screen doors and storm doors may swing over stairs, steps or landings. Show attic ventilation type, size, and location. The required ventilation area ratio is 1/150 of attic area or 1/300 of attic area, with required vapor retarder, if at least half of the vent area is provided by ventilators located more than 3 feet above eave vents providing the remaining portion of the vent area. Openings shall have ¼ inch corrosion resistant metal mesh covering. Due to proposed addition, justify that existing house will maintain adequate attic ventilation on the remaining 3 sides. Show underfloor ventilation opening size and locations equal to 1 sq. ft. for each 150 sq. ft. of underfloor area. Openings shall be as close to corners as practical and shall provide cross ventilation along the length of at least two opposite sides. Openings shall have ¼ inch corrosion resistant metal mesh covering. On the drawings, provide Nailing Schedule complying with CBC Provide designed ridge beams (4 x min.) for open beam vaulted ceilings when ceiling joists or rafter ties are not provided.Show ceiling joist size, spacing, and direction on plans. For plywood roof diaphragms, specify thickness, grade, panel span rating, and nailing schedule. Note on the plans: "Roof diaphragm nailing to be inspected before covering. Face grain of plywood shall be perpendicular to supports." Studs in bearing walls are limited to 10 feet in height unless an approved design is submitted. Show size, spacing and direction of floor joists. Doubled joists are required under parallel bearing partitions. For plywood floor diaphragm specify thickness, grade, T&G edges, panel span rating, nailing schedule and panel layout pattern. Floors shall have tongue and groove or blocked panel edges. Plywood spans shall conform with Building Code. Provide a minimum of two No. 4 bars at top and at bottom of continuous footing. Show minimum 18-inch underfloor clearance from grade to bottom of floor joists and minimum 12-inch clearance to bottom of girders. Provide a weep screed for stucco at the foundation plate line a minimum of 4 inches above the earth or 2 inches above paved areas. Show location of underfloor access crawl hole (18 x 24 inches). Provide structural calculations and drawings prepared by a California Licensed Architect or Registered Civil Engineer for all structural work to be performed under the subject building permit application including: Detail how the interior shear walls are connected to the roof/floor diaphragm(s). Plan check stopped due to above items and lack of information. Please resubmit the plans for recheck after all the above items are incorporated into the plans. There may be additional plan check items when more completed plans are submitted for recheck.
