CITY OF SANTA ANA AMENDMENTS(When needed) Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5831 for an appointment.Please refer to red marks on the drawings for additional plan check comments. Revised drawings to show compliance. Return3 set of drawings with red mark set to Building department. Allow additional plan check time.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceDrawings are required to be signed by a Certified Access Specialist, (CASp). Also CASP reviewer to add a statement on the drawings that drawing are reviewed by CASp for compliance with 2010 ADA, 28CFR Part 35 and 2013 CBC Part 2 Title 24. Also the statement to include a note that, the CASp reviewer shall visit the project during, and at the end of construction, to insure all required work to comply with above listed statutes. Not on the drawings that, any obstruction that overhangs a pedestrian’s way shall be a minimum of 80” above the walking surface as measured from the bottom of the obstruction.Not on the drawings that, walks, sidewalks, and pedestrian ways shall be free of gratings whenever possible. For gratings located in the surface of any of these areas, grid openings in gratings shall be limited to ½” in the direction of traffic flow.If a walk crosses or adjoins a vehicular way, and the walking surfaces are not separated by curbs, railings or other elements between the pedestrian areas and vehicular areas, the boundary between the areas shall be defined by a continuous detectable warning which is 36” wide. Provide dimensions on the drawings and show compliance with Section 11B-705.1. General notes are not accessible and Figure and details are required to insure compliance.
Detectable Warning Product Approval. Only approved Division of the State Architect, Access Compliance (DSA/AC) approved detectable warning products and directional surfaces shall be installed in accordance with CBC Section 11B-705.1.Each lot where parking is provided for the public as clients, guest or employees, shall provide accessible parking as required by CBC Section 11B-208. Indicate total number of parking stalls for employees andguests/visitors on the drawings. CBC Table 11B-6 establishes the number of accessible parking spaces required for each use. Note on the drawings, surface slopes of accessible parking spaces shall be the minimum possible and shall not exceed 1 unit vertical to 48 units horizontal (2% slope) in any direction.In each parking area, a bumper or curb shall be provided and located to prevent encroachment of cars over the required width of walkways (account for front of car overhang).
