The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2013 California Building Standards Code with local amendments.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Orange County Fire Authority approval on the corrected/final sets of drawings ((714)573-6100) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039) - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceProvide the following: - Provide a fully dimensioned site plan on each set of plans. - Disabled access compliance must be shown on the site plan.Provided site plan is too small. - Show all property lines of record on the site plan. Show on the plans: - Occupancy Classification(s). The City of Santa Ana records calls only “B” occupancy for this building. Therefore, F-1 and S-1 are proposed at this time are consider a change of occupancy. - Type of Construction. Again, the City of Santa Ana records show type of construction for this building as; “VB”. Are you proposing to upgrade the existing type of construction from “VB” to type “III-B’? - Area tabulation justifying floor area(s) of building(s) (CBC Sections 503, 505, 506, 507, and 508 and CBC Table 503)Occupancies storing, handling, using, and/or selling hazardous materials, liquids, and chemicals shall submit a list of all said materials, listing their quantities and how they relate to specific California Building Code Table items. Note on the Floor Plan, type and quantity of hazardous material in each control area and fire-resistive rating for fire barriers.Provide typical section view detail of all new partitions and ceilings showing: - Size, spacing, and material of framing members - Method of attaching framing to the building structure. Compliance shall be shown with CBC Section 1607.13 for lateral support of the walls. Submit structural engineering calculations for walls in rooms with a floor to building structure above height greater than 14’. - Heights of partition, suspended ceiling, structure above.Complete all soffit and furred out wall details. Provide complete detailing, including number, type, location of fasteners and how attachment is made to the building structure. Show compliance with CBC Section 803.The width of the level area on the side to which the door swings shall extend 24” past the strike edge of the door for exterior doors and 18” past the edge for interior doors.Show compliance for exterior doors.Note on the drawings: Means of egress from all occupied parts of the building to be provided with at least 1’ candle of light at floor level. It is the project designer’s/property owner’s responsibility to show compliance on the drawings with all applicable Federal and State Accessibility Standards.Drawings submitted to the Building Division for review shall provide the following information to insure compliance with CBC Chapter 11B: - An accessible entrance - An accessible route to the altered area - Accessible restrooms - Accessible telephone (if any) - Accessible drinking fountains, and - Parking, signage and alarmsParking spaces must be located so that the disabled are not compelled to walk or wheel behind parked cars other than their own.See Section 11B-502.7.1 of CBC.Provide completely dimensioned floor plans, elevations and sections of sanitary facility insuring wheelchair clearances complying with CBC Section 11B-603 and 604, and the California Plumbing Code.Note on the drawings hot water and drain pipes under lavatory shall be insulated.For built-in cabinets shown on sheet “HC-3” show compliance with the following: - Top of counter is between 28” – 34” above the finish floor. - Knee clearance to be a minimum 27” high, 30” wide, and 19” deep. - Clear floor space a minimum of 30” by 48”.Glass and glazing shall be in accordance with CBC Chapter 24. Note on the drawings all windows and doors having glazing. Indicate the type and thickness of each light of glazing on the drawings.Show/note ventilation requirements on the plans in accordance with the CBC and California Mechanical Code (CMC) requirements for each type of use. Note on drawings: - All enclosed portions of buildings customarily occupied by human beings shall be provided with natural ventilation by means of openable exterior openings readily controllable by building occupants, with an area not less than 4% of the floor area being ventilated. CBC Section 1203 and 2010 California Mechanical Code Section 402. - Provide mechanical ventilation for each area/room in accordance with the 2010 California Mechanical Code.Provide structural calculations and drawings, stamped and signed by a California licensed architect or registered civil engineer for: - New mechanical equipment on roof (note on Roof Framing Plan weight of each existing and new piece of equipment on the roof) - New equipment screening on roof. Roof plan on sheet A103 shows screen for proposed equipment. However, no construction detail is provided for these screens. - New door openings in the concrete wall. These calculations shall support the detail # 8/A701.Note # 01 on sheet A101 refers to detail 9/AD-1. Please provide this detail.Note # 03 on sheet A101 & ALL/HC-3 don’t show compliance with chapter 11B of CBC.Note # 13 on sheet A101 refers to close existing opening with 8” CUM. Provide construction details for this item.Provide structural calculation and construction details for 20’ X 34’ X 12’ prefabricated cold storage unit.Note # 8 on sheet A101 refers to guardrail by owner. Provide the height of this element and show method of securing it to the slab.Details 1 /HC-1 & DETAIL 2/HC-2 are incomplete and missing floor plans. The notes on sheets A6.02 & A6.03 are over lapped. Please revise these sheets. See other red marks on the plans and resubmit the marked up set with revised and updated plans.
