The second recheck of your project is completed this morning, 10-19-2015. Thanks for updating the plans to meet the code required details/ information. However, the proposed layout shown on sheets 01 and 07 requires some structural alterations to the existing building and removing some parts of existing exterior walls at South and West sides. These proposed alterations to these walls require structural alteration to the building in these two areas. Please coordinate and provide structural plans for these changes.
Also, the site plan on sheet SP has not been updated for these changes.
Lastly, the new roof plan on sheet 08 show 27 new condenser units on the roof without structural calc. and details.
The recheck for your project was completed today, 09/21/2015, and the following items form the first plan check are not completed or done at this time. See Item # 6, 7, 9, 11, 12, 13, 14, 16, 17, 21, 22, 24, and # 32 in the list below.
Please see the notes for each plan check comments in the body of list below.

All items noted on this plan check report must be addressed. - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceProvide dimension on the plan to ensure that the doors at the south side of this building are not to swing over the side walk.Please see Section 3202.2 of CBC these new/ placed doors don’t meet the 2013 CBC. The dimension of the basement at line “1.A” does not match the dimension of the basement on the approved plan. (55’-2 ½” VS. 52’-2”). The location and the layout of the basement stairs are different than the approved plan. Update the structural sheet to match proposed layout and provide framings for the proposed new layouts.Structural sheets and architectural sheets need to be coordinated. See inconsistent information for details 10/S3.1 and detail 3/07. Also the structural plans does not show framing around new location of the stair from basement to first floor on the south east side. There are some unidentified lines in the basement floor plan. Remove these lines or provide construction details for them. See red marks on sheet “00”.Provide the missing information and details as marked on sheets: “00” and “01”.Incomplete respond. See these 2 sheets for missing information.Provide elevator door information on the plan to comply with CBC Section 713 & Table 716.3Not done. Plus, show compliance with Section713.14.1 for elevator lobby at the basement level on sheet 00.Provide construction detail to ensure that the existing wall at the north side complies with Table 602 for minimum 1-HR fire-resistance rating.No detail was provided.Due to a step in diaphragm for the ground floor, show compliance with Section 1003.5 of CBC for change in elevation in the means of egress. - Fire/smoke damper locations, installation requirements, and required access doors. Refer to CBC Section
717 and Mechanical Code. Where corridor walls are required to be one-hour fire-resistive construction by Section 1018, windows shall be protected by fixed glazing listed and labeled for a fire-protection rating of at least three-fourths hour in accordance with Section 716. Provide information for the proposed windows in the corridors. See sheets: “01”, “02”, & “03”.Panic hardware shall comply with CBC Section 1008.1.10. Panic hardware shall be provided as required by CBC Section(s):
- An Occupancy with an occupant count > 50.
- By the Fire Department The width of the level area on the side to which the door swings shall extend 24” past the strike edge of the door for exterior doors and 18” past the edge for interior doors. Show compliance for doors #32, 33, and door # 59 or provide appropriate directional signs to indicate that the door # 61 is the accessible entry door to this building. The note on sheet 01 is good. Please identify the locations of these signs on the plan to direct people to the accessible entry doors to the basement. Also, place a standard accessibility signs on doors # 61 and 62 to comply with the requirements of chapter 11B. Lastly, a clear note needs to be added to the plans to indicate that these 2 doors are openable and accessible at all times that the gym is open. Also, make a clear note on the plans that the door # 62 to be openable from the vestibule side and access to the first floor elevator shall be available at all the times that the Gym is in use.It is the project designer’s/property owner’s responsibility to show compliance on the drawings with all applicable Federal and State Accessibility Standards.Provide completely dimensioned floor plans, elevations and sections of shower facility insuring wheelchair clearances complying with CBC chapter 11B and the California Plumbing Code.Per Section 11B-610.3 of CBC the location of the shower compartment seat shall be adjacent to the front wall of shower, opposite of back wall. Please modify the location of the seat on sheet P0. Any locker rooms for the proposed gym? Provide floor plan to show full accessibility dimensions and clearance for the locker rooms.Lavatory clearance detail # 3/A06 and grab bar detail # 5/A06 are blank. - Provide mechanical ventilation for each area/room in accordance with the 2013 California Mechanical Code.Justify if shear transfer detail 12/S4.0 can transfer the loads to the bottom chord of new 11 7/8” TJIs. ( is ¼” X 6” Simpson SDS screw compatible with TJI bottom chord?)The note on sheet S2.3 related to structural steel beam framing, wood framing, and wood sheathing shall be updated since wood framing and wood sheathing is already removed.Provide a new construction detail for the 3rd floor to show connection of new floor joists to steel beams.See other red marks on the plan.
