There shall be a landing or floor on each side of each exterior door. The width of each landing shall not be less than the door served. Every landing shall have a minimum dimension of 36 inches measured in the direction of travel. Exterior landings shall be permitted to have a slope not to exceed ¼ unit vertical in 12 units horizontal (2 percent)Exception: Exterior balconies less than 60 square feet and only accessible from a door are permitted to have a landing less than 36 inches measured in the direction of travel.Provide a smoke detector outside the proposed Master bedroom.
R314.3 Location. Smoke alarms shall be installed in the following locations:
1.In each sleeping room.
2.Outside each separate sleeping area in the immediate vicinity of the bedrooms.
3.On each additional story of the dwelling, including basements and habitable attics buts not including crawl spaces and uninhabitable attics. In dwellings or dwelling units with split levels and without an intervening door between the adjacent levels, a smoke alarm installed on the upper level suffice for the adjacent lower level provided that the lower level is less than one full story below the upper level.Specify minimum clearance dimension in-front of the water closet.2010 CPC Section 407.5 Setting. Fixtures shall be set level and in proper alignment with reference to adjacent walls. No water closet or bidet shall be set closer than fifteen (15) inches from its center to any side wall or obstruction nor closer than thirty (30) inches center to center to any similar fixture. The clear space in front of any water closet or bidet shall be not less than twelve-four (24) inches. No urinal shall be set closer than twelve (12) inches from its center to any wall or partition nor closer than twenty-four (24) inches center to center.Recessed lighting in master bedroom shall be either high efficacy or low efficacy with dimmer or motion sensor.Show graphically the fire-separation construction between the garage and living room is required.
R302.6 Dwelling/garage and/or carport fire separation. The garage and/or carport shall be separated as required by Table R302.6. Openings in garage walls shall comply with Section R302.5. This provision does not apply to garage walls that are perpendicular to the adjacent dwelling unit wall. A separation is not required between the dwelling unit and a carport, provided the carport is entirely open on two or more sides and there are not enclosed areas above.Specify minimum 50 cfm capability for proposed exhaust fan.
