All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5862 for an appointment.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Orange County Fire Authority approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- Grading Permit for new parking stalls. Application is made through the Building Safety Division (647-5800) and the plan review is by
the Public Works Agency (647-5039)
- County of Orange Health Department approval on the corrected/final set of drawings for the proposed dinning and kitchen area. ((714)433-6000)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuance All drawings and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil engineer.The demo plan on sheet A-1.4 makes reference to structural sheets for demoing bearing walls in dining area and exercise room area. However, there are no structural sheets attached to these plans at this time.Page 9 of the Structural calculation seems to have a problem for calculating total loads for proposed pads to support new steel columns in the dining area. At this time, there is no structural calculation is provided for removing the masonry wall in exercise room # 129. Provide these calculations and submit them for recheck. Doors # 124C & 124B shall be equipped with panic hardware. Door schedule on sheet A-8 does not reflect this requirement. Update this sheet and resubmit the plans for recheck.Sheets A-2, A-3, A-4, A-5 calls for provide and install 42 inches guard at the roof edges. What is the reason for this guard? Is the roof going to be occupied? Please provide a roof plan with the stairs leading to the roof and indicate the reason for this guard.Are the guards at the balcony edges being replaced/ upgraded? Detail 8 on sheet A-7 refers to new handrail for stair # 2. Show compliance with Section 1013.4 of CBC for this new handrail.For the doors types on sheet A-9and door and window elevations shown on sheet A-13 clearly show compliance with Section 2406 of CBC.
