All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. A separate sheet for response may be used.Resubmit 3corrected sets of plans.Please refer to drawings for additional plan check comments.Return marked up set of drawings with corrections.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuance
- Information Technology equipment rooms require a completeLabel on Sheet A-0 that project is located on the 1st floor. Additional plan check comments apply if located on other floors for floor design of new storage room.Indicate material name/s to be stored in the storage room. Clarify if exterior door of new corridor area is existing or new. Additional plan check comments to follow if new door is proposed. Show location of exterior door on the site plan and show accessible path of travel to walkway area/public way. Label new corridor area if rated or non-rated. Note on the drawings that Sprinklered is to be installed in new corridor area. Please refer to plan check comment #5 for additional comments.Show 18” clearance on the pull side of door located between two corridors.It is the project designer’s/property owner’s responsibility to show compliance on the drawings with all applicable Federal and State Accessibility Standards. City of Santa Ana does not have jurisdiction to enforce ADA compliance and it is the responsibility of designer. On the drawings, remove notes referring to ADA compliance this project is reviewed for compliance with Chapter 10 and 11B of 2013 CBC. See Sheet A-0.5.
Please refer to attached SB407 and provide completed Form on the drawings to insure compliance. Pursuant to Senate Bill 407 (SB 407) State of California Civil Code Section 1101.1-1101.08, Commercial buildings and multi-family units built prior to January 1, 1994 are required to make the transition on or before January 1st 2019. As of January 1, 2014, SB 407 requires non-compliant plumbing fixtures to be replaced by water-conserving plumbing fixtures when a property is undergoing alterations or improvements as defined by the California Building Code and California Green Building Code. These codes define alterations and improvements as any construction to an existing structure which enhances or improves the structure. Construction related
