Sheet SN1: Under the Soil Geotechnical Report Section, the allowable bearing pressure is 4,000 psf for both spread footing and continuous footing. Per soils report page 18, the recommended allowable bearing pressure is 2,000 psf for sizing footing.
Sheet SN1: Please revise the code edition to “2013 California Building Code” on the note under Structural Observation Section.
Sheet S01: Footing Schedule “F4” indicates footing size per plan. However, the footing size at the elevator and stairway enclosure is not shown on the foundation plan.

Sheet S22: Verify shear-wall lengths at the exterior walls of Unit 2D and Unit 2F-R. Two shear-walls are both 15 foot long on the second floor. The shear walls directly above the second floor are 11 foot on the third floor. The shear walls directly above the third floor are 14 foot. Detail “8/SD5.6” shows a multi-floor tie-down system, but locations of tie-downs are not align vertically. Please verify and see Exhibit B, 3rd floor framing plan, and roof framing plan for reference.
Sheet S22: Exterior shear wall length at Unit 2F is missing. See Exhibit B for reference.
Sheet S22: At Unit 1C, revise beam size to “W16x67” in lieu of “W16x26” on the 22-foot beam from exterior wall to interior wall. See Exhibit D for reference.
Sheet S22: At Unit 2C, revise beam size to “W16x26” in lieu of “W18x76” on the 17-foot beam at the kitchen area. See Exhibit D for reference.
Sheet S32: At Unit 2F, the exterior shear-wall length is 11 foot on the third floor. Shear-wall positioned directly above and below the third-floor shear-wall are both 14 foot. Verify the length of shear wall on the third floor and tie-down alignment. See Exhibit E for reference.
Sheet S32, At Unit 2F and Unit 2D-R, interior shear wall lengths of 8 foot are shown. Shear-wall positioned directly above and below the third-floor shear-wall are both 12 foot long. Verify the length of shear wall on the third floor and tie-down alignment. See Exhibit E for reference.
Sheet S32: Provide 33-foot long shear-wall at common wall between Unit 2E and Unit 1B-R. See Exhibit F for reference.
Sheet S32: Specify glulam-beam depth near stairway #2.2.See Exhibit F for reference.
Sheet S32: Verify shear-wall lengths in Unit 2D and Unit 2F-R. The 6-foot shear-wall, 11-foot shear-wall, and 20-foot shear-wall does not match shear-wall length at the story above. See Exhibit G for reference.
Sheet S32: Floor framing note #16 reference cut and notched detail on sheet SD5.11. However, detail is not found on sheet SD5.11.
Sheet SD5.15 – Detail 4: Provide details at PSL beam to wide-flange W18x55 to wall connection.
Sheet SD5.15 – Detail 4: Detail shows W18 x 55 connects to PSL beam. Sheet S2.2 shows wide flange size W18x40. Verify discrepancy.
Structural Calculations
Building 2 – 2nd Floor Level – Special Framing – Steel Beam 8: Revise beam size to W18 x55 to match the plan.
Building 2 – 2nd Floor Level – Special Framing – Steel Beam 12: The graph on the calculation page shows beam size W16x26. However, design section is W16x67. It is unusual the beam size does not match within the calculations. Please Verify.
Building 2 – 2nd Floor Level – Special Framing – Steel Beam 13: Plan shows W18x76. Calculations shows W16x26. Please verify beam size.
Building 2 – 2nd Floor Level – Special Framing – Wood Beam 8: Revise beam key-plan to match the framing plan. It appears framing location and lengths have been modified at this location. Specify the glulam beam size on the framing plan.
Building 2 – 2nd Floor Level – Special Framing – Wood Beam 3: The graph on calculation page shows beam size 5.125x18. However, design section shows 3.5x14 beam size. Please verify.
Building 2 – 2nd Floor Level – Special Framing – Wood Beam 3 and Wood Beam 4: Wood beam 3 and wood beam 4 has different length, different loading. However, the bending stress and shear stress are exactly the same. In addition, the beam size on graph does not match the design span. Please verify.
Building 2 – 2nd Floor Level – Special Framing – Wood Beam 1. Graph shows wood beam size 3.5 x 14, but the design span shows wide flange w16x26. Bending stress and shear stress are not shown. The input for beam property is wood with Fb = 2900 psi. Verify discrepancy.
Building 1 – Concrete Column Design: BLDG1-14*18: Calculations shows 12-#5 vertical re-bar design. Plan shows 8-#7 vertical rebar per schedule C1. Verify design.
General Footing – BLDG 1-1: Allowable soil pressure of 4ksf is used. Per soils report page 18, the recommended allowable bearing pressure is 2,000 psf for sizing footing.
Provide enlarged key-plans for beam design, column and footing design, and shear-wall plans. The key plans in the calculations are too small to read.
