All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5862 for an appointment.Include address and telephone number of the responsible designer, and date of signing of drawings.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.Provide a note on the drawing: prior to issuing the building permit, the applicant shall submit mechanical plans for review and approval for this project and building and mechanical permits to be pulled at the same time.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Orange County Fire Authority approval on the corrected/final sets of drawings ((714)573-6100)
- Public Works Agency approval (647-5039)
- County of Orange Health Department approval on the corrected/final set of drawings ((714)433-6000)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceWhen there has been a change in use or occupancy classifications, drawings shall show compliance with the CBC requirements for the new classifications. Reference CBC Section 3404.The Building Department records for this building shows “B/S-2” occupancy for this building. The proposed use is “M”. Show compliance with 2013 CBC for proposed change of use for this building.What is the use and occupancy of the open warehouse area which is labeled: “NOT A PART”? Is this: “S-2/B”? Please show separation wall that is required per table 508.4 CBC for B/S-2 and M occupancy.Provide number of exits required by CBC chapter 10. Seems like the occupant load of the lobby plus sales area exceeds 50. Therefore, show compliance with Section 1015 of CBC.Table 1015.1 Spaces With One Means of Egress:

Refer to CBC section 1008.1.10.Note on the drawings: “Maximum effort to operate doors shall not exceed 5 pounds for exterior doors and interior doors, such pull or push effort being applied at right angles to hinged doors and at the center place of sliding or folding doors. .The bottom 10” of all doors except automatic and sliding shall have a smooth uninterrupted surface to allow the door to be opened by a wheelchair footrest without creating a trap or hazardous condition.Note on the drawings: means of egress from all occupied parts of the building be provided with at least 1’ candle of light at floor level. Show compliance on the drawings.Provide structural calculations and drawings, stamped and signed by a California licensed architect or registered civil engineer for:
- New opening(s) in concrete wall(s). Sheet A-2.0 shows 3 new opening in the south wall.
- New mechanical equipment on roof (note on Roof Framing Plan weight of each existing and new piece of
equipment on the roof)
- New equipment screening on roof
