Be especially careful with double-hung windows. Also, when the emergency escape window is below ground level refer to CBC Section 1026.5 for additional requirements. -An openable area of not less than 5.7 square feet (5.0 square feet for ground-floor openings); -A minimum 24 inch clear openable height; -A minimum clear openable width of 20 inches; -A sill height not over 44 inches above the floor. Show location(s) and provide typical construction details. (2308.9) -Other methods may be used provided a satisfactory engineering and/or architectural design is submitted. Revise structural calculations to show compliance with Table 2306.4.1 for shear wall ratio of 2:1. For design to resist seismic forces, shear wall height-width ratios greater than 2:1, but not exceeding 3½:1, are permitted provided the allowable shear values in Table 2306.4.1 are multiplied by 2w/h. CBC Table 2305.3.4. All Required Handrail shall be one of the followings: ( CRC section R311.7.8.3) Type I, Handrail with a circular section shall have an outside diameter of at least 11/4 inches and not greater than 2 inches. Type II, Handrail with a perimeter greater than 6.5 inches shall have a graspable finger recess area on both sides of the profile. The finger recess shall begin within a distance of ¾ inch measured vertically from the tallest portion of the profile and achieve a depth of at least 5/10 inch within 7/8 inch below the widest portion of the profile. This depth should continue for at least 3/8 inch below the tallest portion of the profile. The minimum width of the handrail above the recess shall be 11/4 inch to a maximum of 2 ¾. Edges shall have a minimum radius of 0.01 inch. Show the size of the existing and new headers along line A. Sheet S2 2nd floor, The ceiling joists are supposed to act as a rafter tie. They appear to be stopped short. Please make sure by showing on plans continuous ceiling joists or otherwise properly overlapped. HDU4 shown on Gridline 6 and F; the holdown is next to an existing footing/cold joint. Provide proper detail to connect the old footing to the new one or make sure there is enough edge distance for the holdown to have full capacity. Shear wall with an aspect ratio of greater tha 2:1 must have the valu3 reduced by 2d/h per the NDS.
