All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 667-2743 for an appointment.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Orange County Fire Authority approval on the corrected/final sets of drawings ((714)573-6100)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceShow on the plans:
- Occupancy Classification(s)
- Type of Construction. The official records of the City of Santa Ana indicate that the type of construction for this building is IIIB. Plans calls VB. Please correct the type of construction on sheet 1.
- Fire Sprinkler System Occupancies storing, handling, using, and/or selling hazardous materials, liquids, and chemicals shall submit a list of all said materials, listing their quantities and how they relate to specific California Building Code Table items. Note on the Floor Plan, type and quantity of hazardous material in each control area Indicate proper type of construction as specified above.You need to list what chemicals if any and their quantities as specified above. Please note if due to the type and amount of material being stored make this occupancy and H, additional comments will be added.On first sheet of plans under scope, it is showing that there is an interior remodeling in addition to the installation of storage racks. Please clarify what is the extent of the interior remodeling and if it is a part of this permit.Provide a section of the storage rack on plans in both directions the long and narrow side. Please show height of racks on the section, and show the support to the walls and indicated in calcs.Specify the use of all rooms existing and proposed within the tenant space.Specify on plans the maximum load per shelf and provide a plaque on the shelf that specifies the maximum load the shelf is designed for.Please note in the code enforcement note, the inspector indicated that some of the racks are 12 feet high, please clarify if they will be adjusted down.In the structural calcs. please clarify the footing analysis; what is the assumed soil’s value? Why are you using a B2? Is there a plate underneath the column, or is it just sitting directly on concrete?Add a note to the plans to indicate that all components of the storage rack including welding should be done in the shop of an approved fabricator. The note should be added to the first sheet of plans and the certificate should be delivered to the inspector, indicating the shop is an approved fabricator.All mechanical anchors require special inspection, Please provide a list on the first sheet of pans indicating all items requiring special inspection.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.Drawings submitted to the Building Division for review shall provide the following information to insure compliance with CBC Section 1134B/Chapter 11B:
- An accessible entrance
- An accessible route to the altered area
- Accessible restrooms
- Accessible telephone (if any)
- Accessible drinking fountains, and
- Parking, signage and alarmsPlease note for existing buildings, the path of travel to the area of remodel and the bathrooms serving the area of remodel are to be made accessible.Valuation of proposed project is calculated as $ 5000.00. A minimum of 20% of valuation of construction is required to be spent towards providing disabled access in the priority order noted in the immediate previous item. Show both existing elements and how they will be upgraded to current standards.Refer to attached accessibility handouts and provide a copy on the drawings and cross reference each to floor plan where applicable.If a walk crosses or adjoins a vehicular way, and the walking surfaces are not separated by curbs, railings or other elements between the pedestrian areas and vehicular areas, the boundary between the areas shall be defined by a continuous detectable warning which is 36” wide, complying with the CBC Section 1133B.8.5. Only approved Division of the State Architect, Access Compliance (DSA/AC) approved detectable warning products and directional surfaces shall be installed in accordance with 2013 CBC.
