All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. A separate sheet for response may be used.Resubmit 3 corrected sets of plans.(When meeting is needed) Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5831 for an appointment.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 714-647-5800 for information. Please remove electrical, mechanical and plumbing sheets.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceProvide on the drawings a complete door schedule, showing: - Hardware complying with exiting and disabled accessibility requirements (CBC Sections 1008.1.8 andShow/note ventilation requirements on the plans in accordance with the CBC and California Mechanical Code (CMC) requirements for each type of use.
Note on drawings: - Provide mechanical ventilation for each area/room in accordance with the 2013California Mechanical Code. Note on drawings: Show/note LIGHTING requirements on the plans in accordance with CBC and California Electrical Code requirements for each type of use.Identify location of proposed project on 1st or the 2nd floor on the drawings. Revise all details to show non-combustible members and fire retardant plywood for compliance with Type II-B building. Note type of safety glazing complying with CBC Section 2406 for hazardous locations listed under CBC Section 2406.3.Indicate thickness of glass when not supported on all edges. Glass shall be firmly supported on all four edges. Show on the drawings how compliance shall be made with CBC Section 2404. For glass not firmly supported on all four edges, design shall be submitted for design and justification. Tenant improvements in the Main Place Mall shall show compliance with the following special provisions and CBC Section 402:
- CBC Section 106.3. Tenant improvements at 2800 North Main, Main Place Mall, shall show compliance with
“Code Analysis and Fire Protection and Life Safety Concept” prepared by Code Consultants Incorporated,
dated “Revised February 18, 1986, and February 22, 1990 (1991 Mall Expansion).”
- Note on drawings: Duct and smoke removal system modification is not allowed and shall be in compliance
with the “Code Analysis and Fire Protection and Life Safety Concept.”
- Main Place Mall, other than anchor stores, is of Type IIB fire-sprinklered construction. In accordance with
CBC Section 603.1, walls and permanent partitions shall be of noncombustible construction, except that
permanent non-bearing partitions may use fire-retardant treated wood (CBC 202) within the assembly.
- CBC Sections 402.7.2 and 708. Each tenant space shall be separated from other tenant spaces by a wall
having a fire-resistive rating of not less than one hour. The separation wall shall extend from the floor to the
underside of the ceiling above.(When applicable) CBC Section 402.12, Security grilles and doors. Horizontal sliding or vertical security grilles or doors, which are part of a required means of egress, shall conform to the following:
- They must remain secured in the full open position during the period of occupancy by the general public.
- Doors or grilles shall not be brought to the closed position when there are more than 10 persons occupying
spaces served by a single exit or 50 persons occupying spaces served by more than one exit.
- The doors or grilles shall be openable from within without the use of any special knowledge or effort when the
space is occupied.
- When two or more exits are required, not more than one half of the exits may be equipped with horizontal
sliding or vertical rolling grilles or doors.
- Note on Drawings: Post a legible sign at security grill/door closing controls stating “Security grill/door shall
remain secured in the full open position during the period of occupancy by the general public.”Employee work area and (11B-203.9 and 215.3) and sales counter, 11B-227.3 to comply with followings:
- Provide 36” length counter. -Provide a minimum 30” x 48” wheelchair clear floor space.
- Provide knee space at tables at least 27” high, 30” wide and 19” deep.
- Provide height of tables between 28” – 34” from the floor ground.Show minimum of 60” clear for employee work area at accessible counter. Provide dimensioned interior layout of accessible fitting room and show compliance with Section 222 of 2013 CBC. Identify doors 106B and 101B (existing or new) fire rating of 60 minute equipped with closer. Show 60” door landing on the pull side of door for existing door 106A. Show 48” on the push side. Refer to Section 11B-404 of 2013 CBC. Show panic hardware for exit doors when serving occupant load of 50 or more for existing or new doors. Show 60” door landing for entrance door to toilet room. Show grab bars locate at 33”-36” from finish floor to top of grab bars. See red marks on the drawings. Show location of additional exit door as marked on the drawings. Exit illumination and exit sign requirements in accordance with CBC Section 1011 shall be shown on the drawings. CBC Section 1011, Requires exit signs to be readily visible from any direction of approach. No point shall be more than 100’ from the nearest visible exit sign. Revise the drawings to show compliance.Tactile exit signs shall be required at the following locations: (Section 11-B of 216 of 2013 CBC)
- Each grade-level exterior exit door shall be identified by a tactile exit with the word “EXIT.”
- Each exit door that leads directly to a grade-level exterior exit by means of an exit enclosure, or an exit
passageway, shall be identified by a tactile exit sign with the words “EXIT ROUTE.”
- Each exit access door from an interior room or area to a corridor or hallway, which is required to have a visual
exit sign, shall be identified by a tactile exit sign with the words “EXIT ROUTE.”Please refer to attached SB 407 and provide completed forms on the drawings to insure compliance.Pursuant to Senate Bill 407 (SB 407) State of California Civil Code Section 1101.1-1101.08, Commercial buildings and multi-family units built prior to January 1, 1994 are required to make the transition on or before January 1st 2019. As of January 1, 2014, SB 407 requires non-compliant plumbing fixtures to be replaced by water-conserving plumbing fixtures when a property is undergoing alterations or improvements as defined by the California Building Code and California Green Building Code. These codes define alterations and improvements as any construction to an existing structure which enhances or improves the structure. Construction related to repairs or maintenance of the structure is not considered to be an alteration or improvement.
