Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final sets of drawings ((714)573-6100) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039) - Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039) - County of Orange Health Department approval on the corrected/final set of drawings ((714)433-6000) - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuance The valuation of improvements for the subject building permit application has been calculated to be $300,000.00.A separate Building Permit Application is required for: - Each sign - Trash enclosure(s)City records note the type of building construction as ________ under a previous/out-of-date code edition. Please note type of construction on drawing ________ based on the 2010 California Building Code Chapters 5 and 6.Provide typical section view detail of all new partitions and ceilings showing: - Size, spacing, and material of framing members - Note gauge and ICC Research Report number and installation/construction requirements for metal framing members. - It is the project designer’s responsibility to coordinate work with the various trades to ensure that the size of the wall cavity will be large enough to accommodate piping, fittings, ducts, etc. There has been a continuing field problem of 2½” wide metal studs not being able to accommodate plumbing pipes. - Method of attaching framing to the building structure. Compliance shall be shown with CBC Section 1607.13 for lateral support of the walls. Do not support top of walls to suspended ceiling system unless calculations and drawing prepared by a registered engineer are submitted for review. Submit structural engineering calculations for walls in rooms with a floor to building structure above height greater than 14’. - Provide on the drawings details for the lateral support of partitions, rails and similar space dividers less than 5’ 9” in height. - Sheathing material and details of attachment. Note type, size, and spacing of fasteners. - Heights of partition, suspended ceiling, structure above. - Reference each fire-resistive assembly to a CBC Chapter 7 Table and Item number. - Fire-blocks and draft-stops in combustible construction in accordance with CBC Section 717. Show location(s) and provide typical construction details. - Fire/smoke damper locations, installation requirements and required access doors. Refer to CBC Section 716 and mechanical Code Section 606. Specify on first sheet of plans the existing use and permitted occupancy group of the building. Provide a detail that show how the table and chairs are fixed. If the proposed use compared to the existing use generates additional parking, long term and short term bicycle racks need to be provided per Cal Green. Same as above for parking spaces designated for high efficiency cars. Please list all items that will be differed as part of this project. Unless complete detailing and in some cases structural calcs are provided, these items should be differed. E.g. cooler, store front, sprinkler etc.Provide structural calcs and details for the proposed awnings. Provide a construction section for all interior partitions that shows the height of the wall, method of support at the top and bottom, size nail and EPR report number for all pins and fasteners., gauge and EPR report for all metal studs.(see also comment above regarding the same). Show a detail and check the capacity of the existing footing supporting the right end of the simply supported Glu-Lam beam. Provide a copy of the soil’s report referenced in the calcs. Provide structural analysis for the infill masonry walls and provide a proper detail to show the new infill masonry on top of the existing masonry as shown on S3.1. Please provide a clear detail and notations that clearly shows where and how to add the additional nailing, and to verify if the existing roof diaphragm is blocked. The note is currently provided on a portion of the plan but it is not clear how far it should apply. Sheet S1.0 there is reference 20/SD4, there is no correlation between the two, please clarify. Sheet S2.0, what is happening to the framing above the restrooms, is it new or existing?Please Clarify how detail 14/SD-5 fits on 9/S3.1. Show how the parapet for the tower shown on 7/S3.1 frames into the roof. A shear wall designation is shown on sheet S7, but the details and the plans show a window (between grid line A and B). Provide draft stop in the cavity between the masonry wall and the exterior wood wall. See sections on sheet S3.0. Detail 8 on SD6 is different than 8 on S3.1, remove the ledger or add on to the detail. Identify and dimension on plans which of the masonry piers are to be used to resist the lateral load, provide some justification as to how the footing is capable of resisting overturning load, show the reinforcement at the boundary of the piers in question. Provide cross reference on top of the shear piers to show complete shear transfer from the roof diaphragm, some of the details provided are missing the continuity from the roof diaphragm. Provide a strap at the reentrant corner inward from grid line 4.This building is subject to the State of California Energy Conservation Regulations: The permit applicant shall be responsible for obtaining an energy plan check from a consultant who is qualified to perform an energy efficiency analysis in accordance with the California Code of Regulations (CCR,) Title 24, Par 6, 2008 California Energy Code. The plan check consultant must sign documentation certifying that a thorough, competent review has been performed on behalf of the Enforcement Agency. The corrected/final ARCHITECTURAL drawings shall have the required energy efficiency compliance documentation with completed signature blocks filed on the plans. The same information may be copied on the Electrical Plans for the Electrical Plan Checker. Provide cool roofing as required by 2008 Energy Standards. The energy plan check consultant must complete the attached “Energy Conservation Plan Check Consultant Qualification Statement.” Refer to the attached information sheet.
