The third recheck of your project was completed this morning and only items # 21, 22, & 26 from the first plan check are not done at this time. As soon as you bring in signed copy of the attached form to meet item # 26, I will sign off your plan subject to items # 21 & 22 in the list below.
The recheck of your project was completed today, 03/01/2016, and the following items from the first plan check are not done/ completed at this time. Please see the list below for items # 2, 3, 5, 7, 15, 17, 18, 19, 21, 22, 26 sub-item # 2 and 3, and # 35.
Additional items:
Show compliance with Section R311.7.3 of CRC for maximum vertical rise between stair landings. The code limits the maximum vertical rise to 12’. The submitted design show 14’+. This does not meet the code limitation.
Detail 1/12 shall have a strap to tie the ceiling joists as marked on the plan or the ridge board shall be designed as ridge beam.
See red marks on details 9/SD2 and 16/SD2.
For design of the shear wall in front on the house, line 5, please add the loads from the first and second floors. Calculation does not show the second floor load for this shear wall.
For the design of the shear walls in front of the garage, please consider the lateral loads of the shear wall above at line 5.5.All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered engineer.
The structural part of these plans needs some attention from the designer. See red marks on sheet SN1, 10, 11, 121, SD, and SD2. Also see red marks on the calculation for vertical and lateral loads justifications.
Please provide all pages of ENERCAL calculation sheet to show the reactions for each beam.
Calculation for FB-1 with 18’ span shows TW=1’ and drawing calls for 16”o/c. revise the drawing to show compliance with calc.
Please verify the reaction of FB-3 as it is carry by FB-4. See red marks on the calc. for this beam.
Seems like the span for FB-6 is 19’ per plans and the calc. shows only 18’ span. Please verify.
The calculation for each beam, please call out the location of the beam on the floor plan. I could not find the location of FB-12 on the floor plan.
For calculation the FB-18, please call out the value of the P3. See calc.
The garage header per plan is FB-19, and calculation shows this beam with the span of 9’. Please change the span to 18’ per plan.
The sizes of the following beams on the plan are different than the sizes on the calc. see floor plan for FB-5, FB-8, FB-10, and FB-9.
The lateral load calculation is not clear. The calc. shall clearly calls out between the wind loads and the seismic loads which one governs which floor and which direction. See red marks on the calc.
Please calc the shear load for the roof and floor diaphragms and justify the roof and floor sheathing accordingly.
Provide calculation for the drag loads and provide construction details to show how these drags are connected to the load resisting drag systems.
The calculated loads to each shear wall shall be based on principal of flexible diaphragms. Revise the shear walls calculations to be reflecting this.All persons preparing plans for others shall sign those plans. Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a).
This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700).
-Police Department approval on the corrected/final set of drawings (647-5840).
- Public Works Agency approval (647-5039).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
- In addition to other fees, a "Park Acquisition and Development Fee" in the amount shownbelow shall be required pursuant to a resolution of the City Council for the Recreation andCommunity
Services Agency; net addition of ________ bedroom(s).

Indicate detail and section references as to their appropriate location on plan views.
Specify approved weatherproof walking surface material at decks and balconies.
Provide fire blocking in concealed spaces of stud walls and partitions, including furred spaces at the ceiling and floor level and at 10 ft. intervals both vertical and horizontal.
The residence shall conform to the State Energy Conservation Standards. Submit forms and calculations for review and blueprint the final forms on the plans.
-Signed Energy Efficiency Documents must be printed on the plans.
-The permit applicant shall be responsible for obtaining an energy plan check from a consultant
who is qualified to perform an energy efficiency analysis in accordance with the California Code
of Regulations (CCR), Title 24, Part 1 (Administration) and Part 6 (2013 California Energy Code).
The plan check consultant must sign documentation certifying that a thorough, competent review
has been performed on behalf of the Enforcement Agency.
- The energy plan check consultant must sign documentation forms on behalf of the Building
Safety Division.
-Refer to the attached public handouts titled “Energy Efficiency Compliance” and “Energy
Efficiency Compliance Documentation”.
Show Radiant Barrier, Cool Roofing, Duct Ceiling as required by the 2013California Energy Residential Manual.
Regardless of the occupant load, there shall be a floor or landing on each side of a door. The floor or landing shall not be more than one and half-inch lower than the threshold of the doorway. Please show compliance for the door from the house into the garage. See red marks on the sheet 2 of drawing.
For plywood roof diaphragms, specify thickness, grade, panel span rating, and nailing schedule.
Note on the plans: "Roof diaphragm nailing to be inspected before covering. Face grain of plywood shall be perpendicular to supports."
Studs in bearing walls are limited to 10 feet in height unless an approved design is submitted. See Section 2308.9.1 of CBC.Provide continuous Second Floor plywood diaphragm to exterior shear walls of First Floor, when Second Floor exterior shear walls are recessed.
Provide a weep screed for stucco at the foundation plate line a minimum of 4 inches above the earth or 2 inches above paved areas.
Provide structural calculations and drawings prepared by a California Licensed Architect or Registered Civil Engineer for all structural work to be performed under the subject building permit application including:
Provide diaphragm chord connection details addressing both tension and compression loading.
