1.When needed, Meetings between the project applicant/designer and the plan reviewer shall be by appointment only.
2. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
3. provide complete site plan showing location of all units on 1st and 2nd floor. Show location of all stairs. Identify all existing and new work including foundation and framing members, handrail and guards applicable to this permit.
4. Provide complete architectural plan view, sections, details, and show handrail on both side of stairway. - Dimension stairway width - Dimension rise of steps shall be not less than 4” or greater than 7”. The run shall not be less than 11”. - No open risers are permitted and slip resistant treads are required.
5. Show stairway width for landing to be the same as stirs width of 3’-9”. See Section 1009.8 for additional comments. Show on site plan the number of units to be served by stairway.
6. Where stairways occur outside a building, the upper approach and all treads shall be marked by a strip of clearly contrasting color at least 2” wide and placed parallel to and not more than 1” from the nose of the step or landing to alert the visually impaired. The strip shall be of a material that is at least as slip-resistant as the other treads of the stair. A painted strip shall be acceptable. Section 1115A.5.
7. Provide handrail details on the drawings showing compliance with Section 1115A-6.2. Provide complete drawings to show compliance.
8. Stairways shall have handrails on each side. Show location on the floor plan - Handrails shall be 34 to 38” above the nosing of treads. - Handrails shall extend a minimum of 12” beyond the top nosing, and shall extend a minimum of 12” plus the tread width beyond the bottom nosing.
9. Areas with a vertical clearance of less than 80” must have a barrier to warn blind or visually impaired persons. Show compliance on both architectural and structural. Section 1115A of 2013 CBC.
10. Open guards shall have intermediate rails or an ornamental pattern such that a sphere 4” in diameter cannot pass through. Less than 4” distance between rails is required. Revise drawings to show compliance. 11. Note on drawings: CBC Section 1205.4, Stairway illumination. Stairways within dwelling units and exterior stairways serving a dwelling unit shall have an illumination level on tread runs of not less than 1’candle (11 lux). Stairs in other occupancies shall be governed by Chapter 10.
12. All new construction, interior or exterior alterations, repairs, or additions requiring a permit and having a valuation in excess of $1,000, or when one or more sleeping rooms are added or created, the entire dwelling shall be provided with smoke detectors located as required for a new dwelling. (CRC R314.3) Smoke alarms shall be installed.
13. All new construction, Interior or exterior alterations, repairs, or additions requiring a permit and having a valuation in excess of $1,000, an approved carbon monoxide alarm shall be installed in dwelling units and in sleeping units within which fuel-burning appliances are installed and in dwelling units that have attached garages shall be provided with carbon monoxide alarms (CRC R315).
14. Provide structural calculations and drawings, stamped and signed by a California licensed architect or registered civil engineer for:
- Handrail(s)/guard(s). (Including all connections) CBC Sections 1012, 1013, and 1607.7.
- Guard(s). (Including all connections) CBC Sections 1013 and 1607.7.
Incorporate results of structural calculations into drawings prior to re-submittal.
15. Please refer to red marks on the drawings for additional plan check comments. Revise drawings to show compliance.
