The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2013 California Building Standards Code with local amendments. All persons preparing plans, specifications, and instruments of service for others shall sign those plans, specifications and other instruments of service for others shall sign those plans, specifications and other instruments of service and all contracts therefore. Provide structural details between AC units and existing curbs.Occupant load calculation Table shows 8,655 square foot total area. However, Floor area of 8,855 square foot is shown under Project Summary.
Sheet A-1 Verify Code-referenced Section number “1117B.5.1” near the entrance. Conference Room shows fixed seating and 18 occupants in the room. Provide furniture plan and show built-in seating details.Provide accessibility design at Reception Counter.
11B-904.4 Sales and service counters. Sales counters and service counters shall comply with Section 11B-904.4.1 or 11B-904.4.2. The accessible portion of the counter top shall extend the same depth as the sales or service counter top.
Exception: In alteration, when the provision of a counter complying with Section 11B-904.4 would result in a reduction of the number of existing counters at work station or a reduction of the number of existing mail boxes, the counter shall be permitted to have a portion which is 24 inches long minimum complying with Section 11B-904.4.1 provided that the required clear floor or ground space is centered on the accessible length of the counter.
11B-904.4.1 Parallel approach.A portion of the counter surface that is 36 inches long minimum and 34 inches high maximum above the finish floor shall be provided. A clear floor or ground space complying with Section 11B-305 shall be positioned for a parallel approach adjacent to the 36 inch minimum length of counter.
Exception: Where the provided counter surface is less than 36 inches long, the entire counter surface shall be 34 inches high maximum above the finish floor.
11B-904.4.2 Forward approach. A portion of the counter surface that is 36 inches long minimum and 34 inches high maximum shall be provided. Knee and toe space complying with Section 11B-306 shall be provided under the counter. A clear floor of ground space complying with Section 11B-305 shall be positioned for a forward approach to the counter.
Sheet A-3Provide structural connection details between soffit and floor above.
Sheet A-4 Revise Egress paths on plan. Egress path shall not pass through furniture. Egress path shall begin at the most remote point in offices. Egress path should be drawn parallel with the wall to opposite corner of the room. Turn 90 degrees toward the door and continues its path.
