New work must meet the construction Type for existing building. Type I-A construction for 3 new patio covers is required. Revise drawings to show compliance. Please revise architectural and structural drawings to show compliance with non-combustible construction and show compliance with Fire rating requirements of proposed 3 patio covers with Table 601 of 2013 CBC. Please refer to original plan check comments for additional corrections. Submit 3 new sets of drawings once all plan check comments are addressed and compliance is shown for architectural, structural and Energy Standards. Orange County Fire Authority approval is required(OCFA). Please contact 949-573-6108. ORININAL PLAN CHECK COMMENTS All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Provide a respond sheet. Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. A separate respond sheet for response may be used.Resubmit 3corrected sets of plans. Please refer to mark up set of drawings for additional plan check comments. Return marked up set of drawings with corrections.Please refer to red marks on the drawings for additional plan check commends. Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceProvide required distance from construction building to property lines and show fencing or pedestrian protection in accordance with CBC Section 3306. Show location on the drawings. Provide typical construction details, sections, and elevations of pedestrian protection when pedestrian protection is required. Pedestrian protection constructed within a public right of way shall require a building permit issued by the Building Safety Division and a separate approval from the City’s Public Works Agency (714) 647-5039.All Architectural and structural drawings and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil engineer. CBC Sections A106.1 and A106.3.4.1. Provide complete site plan to show location of existing buildings on the drawings and identify location of property lines and indicate distance from proposed patios to property lines. Show compliance with Tables 601, 602 and 705.8 of 2013 CBC.Indicate occupancy and Type of construction for existing building where 3 patios are to be attached and match Type of construction of proposed patios with existing construction of building. Indicate if existing building is equipped with Sprinkered system and if Sprinkered system to be provided for patio covers.Provide floor area justification. Area tabulation justifying floor area(s) of building(s) (CBC Sections 503, 505, 506, 507, and 508 and CBC Table 503) Compliance with Chapter 11-A or 11-B of 2013 CBC is not established at this point depending the Use of existing building where patios are attached to be established first. Identify use of each floor of existing building on the site plan. Additional plan check comments may apply.Drawings submitted to the Building Division for review shall provide the following information to insure accessibility compliance: - An accessible entrance - An accessible route to the altered area - Accessible restrooms - Accessible telephone (if any) - Accessible drinking fountains, and - Parking, signage and alarmsValuation of proposed project is calculated as $40,000.00. A minimum of 20% of valuation of construction is required to be spent towards providing disabled access in the priority order noted in the immediate previous item as noted in CBC Chapter 11-B, Division II. Revise the drawings to show compliance. Show both existing elements and how they will be upgraded to current standards. Submit T-24 energy calculations for new exterior glazing as shown on elevations. Indicate U-Factor and SHGC of new glazing on the drawings. Show Tempered class on the drawings. Show compliance with SB407 and CalGreen code on the drawings. As of January 1, 2014, SB 407 requires non-compliant plumbing fixtures to be replaced by water-conserving plumbing fixtures when a property is undergoing alterations or improvements as defined by the California Building Code and California Green Building Code. These codes define alterations and improvements as any construction to an existing structure which enhances or improves the structure. Construction related to repairs or maintenance of the structure is not considered to be an alteration or improvement. Any non-compliant plumbing fixtures must be replaced with water conserving plumbing fixtures as a condition for issuance of a certificate of final completion and occupancy, or final permit approval by the Building Division. Provide structural drawings and details to show new ceiling plan of patios as shown on Sheet A5.0 Provide dimensions on foundation and framing plans. In lieu of soils investigation report Santa-Ana internal policy and per Sections 1803.6 of the 2013 California Building Code, revise structural calculations for minimum foundation/footing design requirements for small projects as follows: - Allowable foundation pressure not to exceed 1000 PSF. - Footing to have minimum reinforcement of: 2 #4 at top and 2 #4 at bottom. Provide a copy of ESR 1056 report on the drawings for inspection verification Please verify with architect the exterior wall construction to be Masonry wall as it is indicated with details on Sheet SD-1.Revise when applicable.
