All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3 corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5848 for an appointment.Include address and telephone number of the responsible designer, and date of signing of drawings.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings (647-5839 or 647-5700).
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuance.The valuation of improvements for the subject building permit application has been calculated to be $______.Note on the floor plan the use and occupant load of each room and/or area based on CBC Section 1004 and Table 1004.1.1. Refer to Table 1015.1 for spaces with one means of egress based on maximum occupant load.Drawings submitted to the Building Division for review shall provide the following information to insure compliance with CBC Section 1134B, Chapter 11B:
- An accessible entrance
- An accessible route to the altered area
- Accessible restrooms
- Accessible telephone (if any)
- Accessible drinking fountains, and
- Parking, signage and alarmsValuation of proposed project is calculated as $10,600. A minimum of 20% of valuation of construction is required to be spent towards providing disabled access in the priority order as noted in the CBC. Revise the drawings to show compliance. Show both existing elements and how they will be upgraded to current standards.All tenant improvements would require the path of travel to the area of remodel and the bathrooms serving the area of remodel to be accessible. This project needs to be checked by fire due to the presence of chemicals that is being used in the dark room operation. If you disagree please let me know with your explanation before you submit to fire.Specify the type of construction and the use of the space that looks like a warehouse.The building appears to be SPRINKLERED; the sprinkler system need to be submitted to the fire department for plan check or differed.Provide specification and Research report on plans for the pin in the sill plate that will be used ( size, gauge etc..).Specify the type of finish material that will be used on the walls. Please note that the walls need to be able to act like shear walls.Plans call the proposed walls as existing. Any partition built without a permit should be identified as proposed. You can use other terminology but it should be differentiated from existing permitted construction.Please clarify the use of the warehouse, are there any other partitions or storage racks in the space? Any such obstructions should be shown on plans.This ceiling is accessible and should be designed for live load. Based on the span, the 2X6 will not meet the maximum deflection check.Fire plan check will determine if control areas are required, if so, additional comments might follow.Detail 5 on A1.0, since the sheeting is on the bottom of the joist, the detail should provide continuity between the horizontal diaphragm and the shear walls.
