All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. A separate sheet for response may be used.Resubmit 3corrected sets of plans. Please refer to drawings for additional plan check comments. Return marked up set of drawings with corrections. Please refer to red marks on the drawings for additional plan check comments. Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Orange County Fire Authority (OCFA) approval on the corrected/final sets of drawings 714-573-6108
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuance of Worker’s Compensation Insurance.The drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents and drawings to show compliance with the 2013 California Building Standards Code with local amendments. Drawings are missing accessibility compliance including site plan and compliance with 2013 CBC with July 1st, supplements.
Drawings to show compliance with 2013 CBC. See res marks on the drawings. Correct to Provide a statement on the title sheet of the plans that this project shall comply with following codes:

- City of Santa Ana Municipal CodePlease clarify on the drawings if entire building is equipped with Sprinklered system. Submit a letter addressed to the Building Safety Division describing in detail the process from material delivery, storage, handling, packaging, and or shipping of product. The occupancy classification to be established once above information is provided. Reference Sheet T, clarify on the drawings if Suite B is existing and not part of this permit and remove “Propose occupancy”.Reference Sheet A1.0, Clarify the use of area between line 6 and 11. Note the use of this area based on Table 1004.1.2 of 2013 CBC. Also please label areas that are not part of this permit as marked on the drawings.Reference Sheet A1.1, Call out use of ALL Key notes on the drawings. Provide reference Sheet if needed and label the Sheet as “Reference only”. Provide aisles and cross aisles dimensions on the drawing based on Section 11B-403.5.1. Show 44” minimum aisle width when serving two sides. Submit structural calculation for Pallet storage racks by a California licensed architect or engineer. Incorporate results of structural calculations into drawings prior to re-submittal. Obtain Orange County Fire Authority for proposed Pallets. Submit a signed copy of the contract showing labor and materials (All permanent equipment) for proposed work. The valuation of improvements for the subject building permit application has been estimated to be $750,000.00. This estimated valuation does not change the plan check or permit fees. Reference Sheet A1.1, Please label Shop. Restroom and Break room located on 1st floor. Also label 2nd floor as existing Storage room with no change, if applicable. Additional plan check comments may apply. Reference Sheet A1.1, for Screen Station number 1 through 5, indicate the height of each Station and provide structural calculation for design and justification for vertical and lateral loads. For both F-1 and S-1 occupancies show compliant path of travel compliance with followings: Exits shall be so located on each story such that the maximum length of exit access travel, measured from the most remote point within a story to the entrance to an exit along the natural and unobstructed path of egress travel, shall not exceed the distances given in Table 1019.2 and Table 1016.1. No point shall be more than 100’ from the nearest visible exit sign. Incorporate results of structural calculations on the drawings prior to re-submittal. Structural calculations and drawings to be signed and stamped by California Licensed architect or civil engineer. Reference Sheet DA1, Remove details and notes that are not applicable to this permit including stairway detail to existing storage room. - Parking, signage and alarms It is the project designer’s/property owner’s responsibility to show compliance on the drawings with all applicable Federal and State Accessibility Standards. City of Santa Ana does not have jurisdiction to enforce ADA Standards and it is the responsibility of designer. If applicable please remove notes referring to ADA compliance from drawings. This project is reviewed for compliance with 2013 CBC, California Building Code. Provide truncate domes to cove the accessible parking stall landing. If a walk crosses or adjoins a vehicular way, and the walking surfaces are not separated by curbs, railings or other elements between the pedestrian areas and vehicular areas, the boundary between the areas shall be defined by a continuous detectable warning which is 36” wide.
Detectable Warning Product Approval. Only approved Division of the State Architect, Access Compliance (DSA/AC) approved detectable warning products and directional surfaces shall be installed.At every entrance and at every major junction along or leading to an accessible route of travel, there shall be a sign displaying the international symbol of accessibility. Signs shall indicate the direction to accessible building entrances and facilities and shall comply with the requirements found in CBC. If a walk crosses or adjoins a vehicular way, and the walking surfaces are not separated by curbs, railings or other elements between the pedestrian areas and vehicular areas, the boundary between the areas shall be defined by a continuous detectable warning which is 36” wide.
Detectable Warning Product Approval. Only approved Division of the State Architect, Access Compliance (DSA/AC) approved detectable warning products.Provide enlarge site plan and parking layout and entrance to building to show accessibility compliance including entrance door, path of travel, parking spaces and signage. Show compliance with CBC Table 11B-208.2, for number of accessible parking spaces required for existing building. Provide parking data on the site plan showing the total number of parking spaces provided the number of disabled accessible spaces and the number of van accessible spaces. Surface slopes of accessible parking spaces shall be the minimum possible and shall not exceed 1 unit vertical to 48 units horizontal (2% slope) in any direction.Provide parking space identification in accordance with CBC Division 5 including:
- Each parking space reserved for persons with physical disabilities shall be identified by a reflecting sign
permanently posted immediately adjacent to and visible from each stall or space, consisting of a profile view of
a wheelchair with occupant in white on dark blue background. The sign shall not be smaller than 70 square
inches in area and, when in path of travel, shall be posted at a minimum height of 80” from the bottom of the
sign to the parking space finished grade and shall be un-obscured by a parked vehicle. Signs may also be
centered on the wall at the interior end of the parking space. An additional sign or additional language below
the symbol of accessibility shall state “Minimum Fine $250.”
- An additional sign shall also be posted in a conspicuous place at each entrance to off-street parking facilities,
or immediately adjacent to and visible from each stall or space. The sign shall not be less than 17” by 22” in
size with lettering not less than 1” in height, with clearly and conspicuously states the following:Unauthorized vehicles parked in designated accessible spaces not displaying distinguishing placards or license plates issued for persons with disabilities may be towed away at owner’s expense. Towed vehicles may be reclaimed by telephoning the Santa Ana Police Department at (714) 245-8665. CVC 22658a.
- Provide assurance on the drawings that existing signage language reflects the paragraph above.Show compliance with 2013 CalGreen and SB 407 and provide completed Forms on the drawings to insure compliance.
