See the list below for items # 3, 9, 10, & 18. Also, framing plan on sheet 6 shows interior shear wall that needs to be removed or provide foundation and correct construction details for keeping it. Lastly, framing plan for the proposed garage on sheet 9 missing shear wall designation per engineering calculation. Please modify the plans to show this shear wall.All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2013 California Building Standards Code with local amendments. All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered engineer.All persons preparing plans for others shall sign those plans. Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a). This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). -Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. -In addition to other fees, a "Park Acquisition and Development Fee" in the amount shownbelow shall be required pursuant to a resolution of the City Council for the Recreation andCommunity Services Agency; net addition of: $3523.12for 2 bedrooms. Indicate details and section references as to their appropriate location on plan views. See red marks on the plan. Exterior wall of detached garage less than 5 feet from property line shall have one-hour fire-resistive construction on the exterior side to complying with Tables R302.1 (1) and/or Table 302.1(2) of CRC. Revise drawing to show compliance. Projections over the exterior wall of detached garage less than 5 feet from property line shall have one-hour fire-resistive constructionon the underside per Table R302.1(1) and / or Table R302.1(2). Show how existing dwelling is provided with comfort heating facilities capable of maintaining a room temperature of 68oF at a point of 3 feet above the floor in all habitable rooms. Provide justification that existing heater is adequate for additional area. The residence shall conform to the State Energy Conservation Standards. Submit forms and calculations for review and blueprint the final forms on the plans. -The permit applicant shall be responsible for obtaining an energy plan check from a consultant who is qualified to perform an energy efficiency analysis in accordance with the California Code of Regulations (CCR), Title 24, Part 1 (Administration) and Part 6 (2013 California Energy Code). -The energy plan check consultant must sign documentation forms on behalf of the Building Safety Division. -Refer to the attached public handouts titled “Energy Efficiency Compliance” and “Energy Efficiency Compliance Documentation”. Provide designed ridge beams (4 x min.) aboveliving area of proposed dwelling when ceilings joists and rafter are not ties together. For plywood roof diaphragms, specify thickness, grade, panel span rating, and nailing schedule. For plywood floor diaphragm specify thickness, grade, T&G edges, panel span rating, nailing schedule and panel layout pattern. Provide structural calculations and drawings prepared by a California Licensed Architect or Registered Civil Engineer for all structural work to be performed under the subject building permit application including:Ridge beam and lateral load resisting system. See red marks on sheets: 2, 3, 4, 5, 6, 7, 8, & ENV of drawings. Revise the plans and resubmit them with the marked up set for recheck.
