All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered professional engineer. (CRC R301.1.3, CBC 107.1 and 107.3.4.1).
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Public Works Agency approval (647-5039).
Pedestrian ramps with a slope steeper than 5% need to have railing, and should have landing at the top and bottom, per section 11b-405. Please provide details and dimensions to show compliance.
Cross reference the detail shown on sheet A0.1 with the floor plan. Show method of connecting the sill plate to the slab. Specify the thickness of the slab.
Please indicate that all sill plates supporting the mezzanine and are in contact with the slab are pressure treated.
The attic area above the proposed offices is not designed to be usable. Please keep in mind that the floor joists of the attic space are not supported on bearing walls and they have no foundation. Please remove the plywood from the flooring of the entire attic area with the exception of the area where the mechanical equipment is located and an access to it.
Since the attic area is not designed as a usable area, the fixed ladder should be removed.
Is this space a warehouse or manufacturing? On floor plans it is shown as warehouse on 1st sheet it is calling it as F2. Please note a 2 hour separation is required between the F2 and the B occupancies.
All walls that are new or not permitted should be shown as new and should have the wall legend for new wall revise the wall legends on the plans.
Door schedule is showing door C, there does not appear to be a door C.
Is the window in the new conference room new or existing?
