All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5848 for an appointment.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans
should be submitted to expedite the process.
- Public Works Agency approval (647-5039).
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuance.The valuation of improvements for the subject building permit application has been calculated to be $99838.00.Revise occupant load analysis; all rooms should be loaded the occupant load for the break room should be taken as 100, rest of the room the occupant load should be rounded up.Note on the drawings, interior wall and ceiling finish schedule showing compliance with CBC Section 803 and CBC Table 803.5. (Minimum class III with flame spread rating of 76-200). Specify on plans the height of all partitions. (specify the height of the room floor to ceiling).Provide a note indicating that the sprinkler system is a differed submittal unless the intention is to get a permit for the sprinkler system prior to getting a building permit.Please clarify the doo schedule, can’t tell from the schedule if the doors are solid or glass. What is meant by building standard? In addition please clarify what the type of hardware each door has.Frameless glass partitions need to be designed by a licensed engineer or architect, in addition the support need to be designed detailed or an ICC report provided to show its capacity. (see chapter 24 for Glass and Glazing requirements)
