This zone requires that the lowest finish floor elevation (including basement) of the structure shall be at (or above) base flood elevation determined by a hydrology study for the A zone on the flood insurance rate map. All elevations must be referenced to the National Geodetic Vertical Datum. Reference should be made to the Flood Plain Management Ordinance, Santa Ana Municipal Code, Chapter 7, for complete requirements. Drawings shall show compliance with said ordinance including noting flood zone and finish floor elevation. Note on Plans: A Federal Emergency Management Agency National Flood Insurance Program ELEVATION CERTIFICATE shall be completed by a California Licensed Land Surveyor or California Registered Civil Engineer who is authorized to practice land surveying. The completed ELEVATION CERTIFICATE must be submitted to the Building Inspector at the time of foundation inspection, and a final certificate must be submitted at the time of final inspection.Sheet T1.0Revise the Allowable Height to “one story” under Code Information.Sheet C4.0The slope of the ramp exceeds maximum allowable slope of 8.33 percent. Revise design as necessary.11B-405.2 Slope. Accessible routes shall consist of one or more of the following components: walking surfaces with a running slope not steeper than 1:20, doorways, ramps, curb ramps excluding the flared sides, elevators, and platform lifts. All components of an accessible route shall comply with the applicable requirements of Division 4.Sheet A1.0Revise the minimum height on hardware under accessibility note #2 to 34 inches minimum.11B-404.2.7 Door and gate hardware.Handles, pulls, latches, locks, and other operable parts on doors and gates shall comply with Section 11B-309.4. Operable parts of such hardware shall be 34 inches minimum and 44 inches maximum above the finish floor or ground. Where sliding doors are in fully open position, operating hardware shall be exposed and usable from both sides.Revise the referenced Code to “Table 721.1(2)” on the note at four-hour rated exterior wall on plan.Show on plan the required maneuvering clearance outside the restroom door. See Figure 11B-404.2.4.1 (g).Specify the required length, height, and depth at accessible counter. 11B-904.4 Sales and service counters. Sales counters and service counters shall comply with Section 11B-904.4.1 or 11B-904.4.2. The accessible portion of the counter top shall extend the same depth as the sales or service counter top. 11B-904.4.1Parallel approach. A portion of the counter surface that is 36 inches long minimum and 34 inches high maximum above the finish floor shall be provided. A clear floor or ground space complying with Section 11B-305 shall be positioned for a parallel approach adjacent to the 36 inch minimum length of counter. Exception: Where the provided counter service is less than 36 inches long, the entire counter surface shall be 34 inches high maximum above the finish floor.11B-904.4.2 Forward approach. A portion of the counter surface that is 36 inches long minimum and 34 inches high maximum shall be provided. Knee and toe space complying with Section 11B-306 shall be provided under the counter. Doorways leading to toilet rooms and bathing rooms shall be identified by a geometric symbol complying with Section 11B-703.7.2.6. The symbol shall be mounted at 58 inches minimum and 60 inches maximum above the finish floor or ground surface measured from the centerline of the symbol. Where a door is provided the symbol shall be mounted within 1 inch of the vertical centerline of the door.Detail 8: Specify contrast requirement between the triangle sign and circular sign. Specify contrast requirement between the unisex-geometric sign and the door.11B-703.7.2.6.3 Unisex toilet and bathing facilities. Unisex toilet and bathing facilities shall be identified by a circle, ¼ inch thick and 12 inches in diameter with a ¼ inch thick triangle with a vertex pointing upward superimposed on the circle and within the 12-inch diameter. The triangle symbol shall contrast with the circle symbol, either light on a dark background or dark on a light background. The circle symbol shall contrast with the door, either light on a dark background or dark on a light background.Detail 12: Revise the minimum and maximum dimension at toe clearance to 19 inches. 11B-306.2.2 Maximum depth. Toe clearance shall extend 25 inches maximum under an element. Exception: Toe clearance shall extend 19 inches maximum under lavatories required to be accessible by Section 11B-213.3.1. 11B-306.2.3 Minimum required depth. Where toe clearance is required at an element as part of a clear floor space, the toe clearance shall extend 17 inches minimum under the element. Exceptions:The toe clearance shall extend 19 inches minimum under sinks required to be accessible by Section 11B-212.3.Detail 14: Specify 1.5 inches minimum clearance between the side grab-bar and the toilet tissue dispenser.11B-609.3 Spacing. The space between the wall and the grab bar shall be 1 ½ inches. The space between the grab bar and projecting objects below and at the ends shall be 1 ½ inches minimum. The space between the grab bar and projecting objects above shall be 12 inches minimum.Detail 14: Verify Code referenced “Fig. 11B-1A” on detail.Detail 20: Revise note #1.2.to read “Insulate or cover hot water, cold water, and drain pipes under lavatories.”Detail 20: Revise note #1.4 to read “Faucet controls and operating mechanisms are required to be operable with one hand and cannot require tightgrasping, pinching or twisting of wrist.
