The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2013 California Building Standards Code with local amendments and to clearly indicate the scope of work under this building permit application. There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review. Please see corrections on submitted plans. Red marked set must be returned with revised plans. Plans resubmitted without the red markup set may result in delayed review time and additional plancheck fees.All persons preparing plans for others shall sign those plans. Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a). The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Public Works Agency approval (647-5039). - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. The address of the building, and the name and address of the owner(s) and person(s) preparing the plans are required on the first sheet of the plans. (CBC 107) Provide building information on plans: - Occupancy type: R3 / U - Construction type: Type V – B Provide a statement on the title sheet of the plans that this project shall comply with following codes: - 2013 California Residential Code (CRC) - 2013 California Building Code (CBC) - 2013 California Electrical Code (CEC) - 2013 California Mechanical Code (CMC) - 20103California Plumbing Code (CPC) - 2013 California Green Building Standards Code (CGBS) or CALGreen - 2013 California Energy Code (CEnC) - City of Santa Ana Municipal Code Show the North arrow on the plans and centerline of labeled street(s) and alley.Provide wall legend to distinguish between new / existing / demo walls.Show location of heating equipment on the plans. (CRC R303.8)Interior spaces intended for human occupancy shall be provided with heating facilities capable of maintaining a room temperature of 68 degrees Fahrenheit at a point 3 feet above the floor and 2 feet from exterior walls in all habitable rooms. (CRC R303.8)Private garage shall be separated from the residence and its attic by a minimum ½ -in gypsum board applied to the garage side. Provide the minimum 1-3/8 inch solid-core wood door, a solid or honeycomb core steel door not less than 1-3/8 inch thick, or a 20-minute fire rated door between the garage and residence unless both are protected by an automatic residential fire sprinkler system. (CRC R302.5.1) Doors between the garage and private residence shall be self-closing and self-latching. (CRC R302.5.1) Show a 7' minimum ceiling height for habitable rooms, hallways, bathrooms, toilet & laundry rooms, and basements containing these spaces. (CRC R305.1) (Section A-A)Provide complete roof plan.Specify a minimum 0.019” (No. 26 galvanized sheet gage) corrosion-resistant or plastic weep screed located below foundation plate line and 4 inches above grade on all exterior stud walls or 2-inches above paved areas. (CRC R703.6.2.1) Minimum 2500 PSI concrete @ 28 days is required for foundation and slab.Show existing roof framing.On the roof plan show if existing roof is being removed.Detail 7/S2 doesn’t apply to location on sheet S-1.Provide existing roof framing and show how new roof is tied to existing ( please see red marks). Detail the shear transfer connections which transfer lateral forces from horizontal diaphragms through intermediate elements and shear walls to the foundation. Detail how the interior shear walls are connected to the roof/floor diaphragm(s). The City has encountered a large number of inspection problems arising from a lack of specific framing details. The following listed items are required to be shown on the plans (CBC 107.1): - All plumbing walls are to be framed with a minimum of 6" studs. - Double walls used as plumbing walls are to be a minimum of 8" wide and no "flat" studs permitted. Staggered studs are acceptable.Note on plans that “Field-cutting ends, notches and drilled holes of preservative-treated wood shall be treated in the field in accordance with AWPA M4”. (CRC R317-1.1) The residence shall conform to the State Energy Conservation Standards. Submit forms and calculations for review and blueprint the final forms on the plans. - Signed Energy Efficiency Documents must be printed on the plans. - Also, submit 2 copies of signed Energy Efficiency calculations. - The corrected/final drawings shall have the required energy efficiency compliance documentation with completed signature blocks filed on the plans. Show Radiant Barrier, Cool Roofing, Duct Ceiling as required by the 2013 California Energy Residential Manual for prescriptive Package A. Additions and alterations are required to comply with 2013 CESC. Submit an energy compliance package showing compliance with package A or a complete performance analysis. (T24-1-10.103) All new windows and doors shall have a label indicating the U-factor and SHGU. Comply with energy documentation requirements.Revise framing plans to indicate insulation for walls R=13, ceiling R=30, and raise floor R=19 climate zone 8. Please fillout attached SB407- form and copy it on the drawing.
