All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Orange County Fire Authority approval on the corrected/final sets of drawings (647-5839 or 647-5700)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceSubmit a signed copy of the contract showing labor and materials for all work to be done under the subject building permit application. The plan check engineer may accept the contract price as the valuation of improvements for unique/unusual projects in lieu of using a cost per square foot basis.The valuation of improvements for the subject building permit application has been calculated to be $250,000.Provide missing dimensions on the site plan as marked on sheets: A-1.0, & A-2.0.Show compliance with Section 705.2.3 of CBC for the eave overhangs as marked on sheet A 2.1.Show compliance with Section 705.2.3 of CBC for new windows on the East side as marked on sheet A-2.1 Show on the plans:

Please correct the information on the sheet A-0.0There shall be no enclosed usable space under exterior exit stairways unless the space is completely enclosed in 1-hour fire-resistance-rated construction. Where stairways occur outside a building, the upper approach and all treads shall be marked by a strip of clearly contrasting color at least 2” wide and placed parallel to and not more than 1” from the nose of the step or landing to alert the visually impaired. The strip shall be of a material that is at least as slip-resistant as the other treads of the stair. See red marks on sheet A7.2
BUILDING ACCESSIBILITYIt is the project designer’s/property owner’s responsibility to show compliance on the drawings with all applicable Federal and State Accessibility Standards.Drawings submitted to the Building Division for review shall provide the following information to insure compliance with CBC Chapter 11B:
- An accessible entrance
- An accessible route to the altered area
- Accessible restroomsShow compliance with Section 11B-224.1.1 for the guest rooms being altered.Per Section 11B-224.2 and Table 11B-224.2 of CBC, one room shall roll-in shower and shall comply with the mobility features.
SITE ACCESSIBILITYProvide a continuous walking surface from each exit door to public way.Any obstruction that overhangs a pedestrian’s way shall be a minimum of 80” above the walking surface as measured from the bottom of the obstruction.
SANITARY FACILITIESSanitary facilities serving the area of new work shall be disabled accessible. Revise the drawings to show compliance with CBC Section11B.Provide completely dimensioned floor plans, elevations and sections of sanitary facility insuring wheelchair clearances complying with CBC chapter 11B and the California Plumbing Code.
ENERGY STANDARDSThis building is subject to the State of California Energy Conservation Regulations:
- The permit applicant shall be responsible for obtaining an energy plan check from a consultant who is
qualified to perform an energy efficiency analysis in accordance with the California Code of Regulations
(CCR,) Title 24, Par 6, 2013 California Energy Code. The plan check consultant must sign documentation
certifying that a thorough, competent review has been performed on behalf of the Enforcement Agency.
- The corrected/final ARCHITECTURAL drawings shall have the required energy efficiency compliance
documentation with completed signature blocks filed on the plans. The same information may be copied on
the Electrical Plans for the Electrical Plan Checker.
- The energy plan check consultant must complete the attached “Energy Conservation Plan Check Consultant
Qualification Statement.”
- Refer to the attached information sheet.
STRUCTURALProvide structural calculations and drawings, stamped and signed by a California licensed architect or registered civil engineer for:
- Handrail(s)/guard(s).
- New opening(s) in bearing wall(s)
- Any other structural alterationProvided calculation is not clear.Please provide calc. that clearly show which lateral load will govern the design.Justify the chord force, and the up left for the shear walls. Provide construction details between the flat roof and the sloped roof at the East side to show how the roof diaphragm will transfers the loads to the shear walls at the East side. The flat roof diaphragm nailing to be called out to properly transfer the loads.The note: “NOT FOR CONSTRUCTION: shall be removed from the “S” sheets.See other red marks on the plan. please resubmit the marked up set with the revised plans for recheck.
