The recheck of your plans was completed this morning and items # 7, 14, and 20 from the original plan check list below are not done/ completed at this time. plans are at the plan check counter for you to pick them up.All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
Please correct the address for this project as marked on the cover sheet.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
Delete details that do not apply to this project.
Indicate details and sections references as to their appropriate location on plan views. The details shall be specific to the framing condition for this project.
Exterior walls of dwelling/guest house closer than 5 feet to property lines shall be of one-hour fire-resistive construction per Table R302.1(1) of CRC.
Projections, including eaves, shall be of one-hour fire-resistive construction on the underside per Table 302.1(1) of CRC.
Show location of minimum 20x30-inch attic access with 30-inch minimum headroom in accordance with CRC1209.
Provide an exhaust fan for the bathrooms to comply with Section R303.1 with humidity control.
Plumbing facilities, including laundry facilities, shall be provided in accordance with the California Plumbing Code (CPC), Table 4-1.
Wall covering shall be cement plaster, tile or approved equal to 72 inches above drain at showers or tub with showers. Materials other than structural elements shall be moisture resistant.Show the location(s) of hard-wired smoke alarm(s) with a battery backup in sleeping room. A smoke alarm shall be located at each story; a detector shall be located in close proximity to the stairway when sleeping rooms are on the upper level. Show location of carbon monoxide alarms for this project.
Show location of 20 x 30 inch attic access with 30-inch minimum headroom per CRC Section R807.
Provide full height cross sections through the building showing framing, interior/exterior sheathing, plate heights, insulation, foundation, finish grade, etc.
The residence shall conform to the State Energy Conservation Standards. Submit forms and calculations for review and blueprint the final forms on the plans.
-Signed Energy Efficiency Documents must be printed on the plans.
-Also, submit 2 copies of signed Energy Efficiency calculations.
-The permit applicant shall be responsible for obtaining an energy plan check from a consultant
who is qualified to perform an energy efficiency analysis in accordance with the California Code
of Regulations (CCR), Title 24, Part 1 (Administration) and Part 6 (2013 California Energy Code).
The plan check consultant must sign documentation certifying that a thorough, competent review
has been performed on behalf of the Enforcement Agency.
-The energy plan check consultant must sign documentation forms on behalf of the Building
Safety Division.
-Refer to the attached public handouts titled “Energy Efficiency Compliance” and “Energy
Efficiency Compliance Documentation”.
Provide a complete full-height section and details of stairway showing:
- Maximum rise of 7¾ inches and minimum run (tread) of 10 inches.
-Minimum width of 36 inches.
-Minimum headroom of 6 feet 8 inches.
-Framing (stringer, landing, etc.) size, bracing, connections, footings.
-Stairways positively anchored to the primary structure without using toe nails or nails subject to
withdrawal.
-Enclosed usable space under a stairway requires one-hour fire-resistive construction on enclosed
side.
Show attic ventilation type, size, and location. The required ventilation area ratio is 1/150 of attic area or 1/300 of attic area, with required vapor retarder, if at least half of the vent area is provided by ventilators located more than 3 feet above eave vents providing the remaining portion of the vent area. Openings shall have ¼ inch corrosion resistant metal mesh covering.
Show underfloor ventilation opening size and locations equal to 1 sq. ft. for each 150 sq. ft. of underfloor area. Openings shall be as close to corners as practical and shall provide cross ventilation along the length of at least two opposite sides. Openings shall have ¼ inch corrosion resistant metal mesh covering.
The following are required for attached garage/carport:
- Specify one-hour fire-resistive construction (example is 1/2 “ drywall on 2x4 framing) on
the garage side of wall to completely separate the garage from the dwelling.
-see red marks on the plans.Provide continuous Second Floor plywood diaphragm to exterior shear walls of First Floor, when Second Floor exterior shear walls are recessed. This applies to the south and west sides as marked on sheet S-2Clearly show on the plans how second floor lateral loads are transferred to first floor shear walls on the North and South sides.See red marks on the following sheets of the plan.
