All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. A separate sheet for response may be used.Resubmit 3corrected sets of plans. Please refer to drawings for additional plan check comments. Return marked up set of drawings with corrections. Please refer to red marks on the drawings for additional plan check comments. Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuance of Worker’s Compensation Insurance.
Drawings to show compliance with 2013 CBC including July 1st 2015 Amendments of Chapter 11B for accessibility compliance. Please note attaching as built drawings (BP# 10181776, issued on 10-24-2014) to each sets of drawings is acceptable, however the July 1st 2015 CBC accessibility amendments to be reviewed for compliance. Please label fire rating of existing corridor area or If Sprinklered system is used in lieu of providing non-rated corridor. Clarify if horizontal/floor occupancy separation between 1st and 2nd floor for one hour fire resistive is completed under BP # 10181776, issued on 10-27-2014. As built drawings is acceptable.Submit a signed copy of the contract showing labor and materials for proposed work including. The valuation of improvements for the subject building permit application has been estimated to be $100,000.00. This estimated valuation does not change the plan check or permit fees. For existing office area at line C/F- 6/7, show occupant load, location of exit doors and show compliant path of travel distance on the drawings.For each existing to remain or modified B occupancy located on the 2nd floor including area at line C/F-6/7: show dimensioned path of travel compliance with followings: Exits shall be so located on each story such that the maximum length of exit access travel, measured from the most remote point within a story to the entrance to an exit along the natural and unobstructed path of egress travel, shall not exceed the distances given in Table 1021.2 (2) andTable 1016.2. Plans shall indicate how required structural and fire resistive integrity will be maintained where a penetration will be made for electrical, mechanical, plumbing and communication conduits, pipes and similar systems. CBC Section 106.1.1 and CBC Chapter 7. Note on the plans the ICC Research Report number, U.L. number, State Fire Marshal number, or approval number of another agency accepted by the City of Santa Ana.Please note on the drawings that Light and Ventilation to be provided in compliance with Section 1205 of CBC and CPC. Drawings are missing information to review accessibility compliance with Division 2, Chapter 11B of 2013 CBC. Provide drawings to show compliance with followings:
- An accessible entrance
- An accessible route to the altered area
- Accessible restrooms
- Accessible telephone
- Accessible drinking fountains, and
- Parking, signage and alarms It is the project designer’s/property owner’s responsibility to show compliance on the drawings with all applicable Federal and State Accessibility Standards. City of Santa Ana does not have jurisdiction to enforce ADA Standards and it is the responsibility of designer. If applicable please remove notes referring to ADA compliance from drawings. This project is reviewed for compliance with CBC, California Building Code. Note on the drawings to clarify if parking is provided on site for proposed project. Tactile exit signs shall be required at the following locations:
- Each grade-level exterior exit door shall be identified by a tactile exit with the word “EXIT.”
- Each exit door that leads directly to a grade-level exterior exit by means of a stairway or ramp shall be
identified by a tactile exit sign with the following words as appropriate:“EXIT STAIR DOWN”“EXIT RAMP DOWN”“EXIT STAIR UP”“EXIT RAMP UP”
- Each exit access door from an interior room or area to a corridor or hallway, which is required to have a visual
exit sign, shall be identified by a tactile exit sign with the words “EXIT ROUTE.”Show compliance with SB 407 and provide completed Form on the drawings to insure compliance.
