The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2013 California Building Standards Code with local amendments and to clearly indicate the scope of work under this building permit application. There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review.
Please see corrections on submitted plans. Red marked set must be returned with revised plans. Plans resubmitted without the red markup set may result in delayed review time and additional plancheck fees.
All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered professional engineer. (CRC R301.1.3, CBC 107.1 and 107.3.4.1).All persons preparing plans for others shall sign those plans. Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a).
This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Public Works Agency approval (647-5039).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
- In addition to other fees, a "Park Acquisition and Development Fee" in the amount shown below
shall be required pursuant to a resolution of the City Council for the Recreation and Community

Prior to the issuance of building permit(s), tract maps, parcel maps, lot line adjustments, public way abandonments, covenant, conditions and restrictions (CC&R's), etc., related to the subject project must be legally recorded with the County of Orange.
Provide valuation amount on the room addition and proposed garage.
Sheet A1.1
Revise the Occupancy Group to “R3/U” under Building Data.
Revise title to read “Morales Residence Addition”.
Revise the Energy Code edition to “2013”under Building Data.
Revise Code reference to California Residential Code (CRC) on Note #1, 5, 6, and 7.
Revise Code reference to California Residential Code (CRC) on Building Department Note #3.
Specify roof trusses as a Deferred Submittal and provide the following note on the title sheet.
Submittal documents for deferred submittal items shall be submitted to the Architect or Engineer of Record who shall review them and forward to the Building Official with a notation indicating that the deferred submittal documents have been reviewed and that they have been found to be in general conformance with the design of the building. The deferred submittal items shall not be installed until their design and submittal documents have been approved by the Building Official.
Specify proposed dwelling and proposed garage on the site plan.

Existing/Demo Roof plan is shown on sheet A2.1. However, there are no keynotes identifying any elements being demolished.
SHEET A4.1
Provide cross ventilation for attic and each enclosed rafter space as specified in CRC Section R806.
Callout attic vent locations, sizes and types on plans. Provide attic ventilation calculation to show minimum ventilation is provided. (CRC R806.2)
The total net free ventilating area shall not be less than 1/150 or 1/300 when a Class I or II vapor barrier is installed on the warm-in-winter side of the ceiling. (CRC R806.2)
The total net free ventilating area shall not be less than 1/300 when at least 50% and not more than 80% of the required ventilating area is provided by ventilators located in the upper portion of the space to be ventilated at least 3 feet above the eave or cornice vents with the balance of the required ventilation provided by eave or cornice vents. Show high/low vent locations on plans. (CRC R806.2)Projections of dwelling units and accessory buildings without an automatic residential fire sprinkler protection are not permitted less than 2 feet to the property line and are required to be 1 hour fire rated on the underside with a fire separation distance between 2 feet and 5 feet. (CRC Table R302.1 (1)) Provide one-hour fire-resistance detail at underside of the eave along grid line “E”.Specify the minimum clearance width at water closet. See section below:
2010 CPC Section 407.5 Setting. Fixtures shall be set level and in proper alignment with reference to adjacent walls. No water closet or bidet shall be set closer than fifteen (15) inches from its center to any side wall or obstruction nor closer than thirty (30) inches center to center to any similar fixture. The clear space in front of any water closet or bidet shall be not less than twelve-four (24) inches. No urinal shall be set closer than twelve (12) inches from its center to any wall or partition nor closer than twenty-four (24) inches center to center.
Specify tempered glazing at window above the bathtub.
R308.4.5 Glazing and wet surfaces. Glazing in walls, enclosures or fences containing or facing hot tubs, spas, whirlpools, saunas, steam rooms, bathtubs, showers and indoor or outdoor swimming pools where the bottom exposed edge of the glazing is less than 60 inches measured vertically above any standing or walking surface shall be considered a hazardous location. This shall apply to single glazing and all panes in multiple glazing.
Show attic-access location on floor plan per keynote #17.Provide water heater anchor straps within the upper and lower 1/3. (CPC 508.2)
Water heater enclosures cannot open into bedrooms, closets, or bathrooms. (CPC 505.1)
Show North arrow on floor plan.
Revise keynote #16 to read “New showerheads shall use no more than 2.0 gpm of flow.”
SHEET A8.1
Specify occupancy senor or high efficacy light fixtures in the proposed bathroom.
Specify dimmer control or high efficacy light fixtures in the proposed bedroom.
Specify smoke detector outside of the proposed bedroom.
Specify smoke detector inside of existing bedrooms.
SHEET AD.1
Detail 9 indicates roof tiles. However, architectural drawings show roof shingles. Verify discrepancy.
Detail 9: provide one-hour fire protection detail at roof eave along grid-line “E”.
SHEET S3.1
Framing plan shows a drag truss with design load of 2,000 lb. Detail “22/SD2” shows a shear transfer connection with Simpson “A35” at 24 inches on center. However, the shear-wall is only 4’-6” long. Specify minimum number of Simpson “A35” clip to withstand 2,000 lb. of drag load.
Architectural plan shows a flat 8 foot ceiling. However, ceiling joists framing are not shown on the dwelling framing plan.
SHEET SD.1
Detail 7: Specify 5/8” diameter thread rod on the detail. Anchor bolt diameter is based on design calculations, not per manufacture standard.
STRUCTURAL CALCULATIONS
Page one: use Building Code edition year to “2013”.
Page one: Use soils bearing pressure of 1,000 psf in lieu of soils report.
Page five: Beam design (RB-1) shows beam size of 3.5x12 glulam beam. However, plan shows 7x18 Paralam . Revise calculations to match the beam size and type on plan.
