The architectural sheets were not signed at the first plan check.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Orange County Fire Authority approval on the corrected/final sets of drawings ((714)573-6100) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039) - Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039) - School District Compliance Certificate; a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of work. Refer to the attached handout. - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceThe note # 3 under wall legend, on sheet A2.1, calls for 6” steel studs with ½” plywood with plaster as portion of exterior wall for this type IIB building. Per Sections 602.2 &603.1 of CBC this plywood shall be “Fire-retardant-rated plywood”. Please show compliance for this item.A note shall be added to these plans that TI for this building shall meet the requirements of Section 407 of CBC for occupancy group of “I2.1”.Regardless of the occupant load, there shall be a floor or landing on each side of a door. The floor or landing shall be not more than ½” lower than the threshold of the doorway. Change in level between ¼” and ½” shall be beveled with a slope no greater than 1:2. Change in level greater than ½” shall be accomplished by means of a ramp. Provide detailed sections and plan views showing compliance at all doorways requiring accessibility.Please provide a typical detail and show compliance with chapter 11B. Detail 13/A4.4 does not show compliance. If a walk crosses or adjoins a vehicular way, and the walking surfaces are not separated by curbs, railings or other elements between the pedestrian areas and vehicular areas, the boundary between the areas shall be defined by a continuous detectable warning which is 36” wide, complying with the CBC Chapter 11B. Note # 16 on sheet A1.1 calls for 26” wide detectable warning truncated domes.If this facility is providing outpatient clinic serving of a hospital, then 10% of the parking spaces shall comply with Section11B-208. Please show compliance or provide a statement on these plans that this clinic is not serving a hospital.Note on the plan: “Plumbing facilities for this clinic shall be provided in accordance with the California Plumbing Code” (CPC).Glass and glazing shall be in accordance with CBC Chapter 24. Note on the drawings all windows and doors having glazing. Indicate the type and thickness of each light of glazing on the drawings.This building is subject to the State of California Energy Conservation Regulations: - The permit applicant shall be responsible for obtaining an energy plan check from a consultant who is qualified to perform an energy efficiency analysis in accordance with the California Code of Regulations (CCR,) Title 24, Par 6, 2013 California Energy Code. The plan check consultant must sign documentation certifying that a thorough, competent review has been performed on behalf of the Enforcement Agency. - The corrected/final ARCHITECTURAL drawings shall have the required energy efficiency compliance documentation with completed signature blocks filed on the plans. The same information may be copied on the Electrical Plans for the Electrical Plan Checker. - Refer to the attached information sheet.Provide structural calculations and drawings, stamped and signed by a California licensed architect or registered civil engineer for: - Mechanical equipment on roof. Note on Roof Framing Plan: location, size, weight and attachment details for roof mounted equipment. - Footing of Light Standards - Trash Enclosure, provide footing and construction details.Provide notes on foundation plan for over excavation and compaction of the building site per recommendations of the soils report.Foundation plan to be reviewed and stamped by the soils engineer to ensure that recommendations of the soils report is incorporated into the design.The site class parameter for this building is “D” per soils report. Please modify the general notes on sheet S0.1 to reflect this.Provide a note on the plan to cover the special inspections as recommended in part 5.5 of the soils report.Footing sizes to be called for the East & West walls.Provide the concrete slab thickness, and reinforcement on the plans to match the recommendation of the soils report.The span for the roof beam # 3 seems to be 31’ per plan. Calculation for this beam on sheet “G4” using 24’ span. Please verify the clear span for this beam.See other red marks on the plan. Please resubmit the marked up set with revised plans to City for recheck.
