Please call (714) 647-5848 for an appointment.Clearly indicate the scope of work under this building permit application: - On 1st sheet of plans provide a narrative detailing the scope of work under this permit.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final sets of drawings ((714)573-6100) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039) - County of Orange Health Department approval on the corrected/final set of drawings ((714)433-6000) - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuance The valuation of improvements for the subject building permit application has been calculated to be $6,000,000.- Label and note hourly fire rating of: - Exterior walls - All corridors - Fire walls - Fire barriers - Shafts - Stair enclosures - Exit passageways - Horizontal exits - HallwaysComplete all soffit and furred out wall details. Provide complete detailing, including number, type, location of fasteners and how attachment is made to the building structure. Show compliance with CBC Section 803.CBC Section 1004.3, Posting of occupant load. Every room or space that is assembly occupancy shall have the occupant load of the room or space posted in a conspicuous place, near the main exit or exit access doorway from the room or space. Posted signs shall be of an approved legible permanent design and shall be maintained by the owner or authorized agent.Egress from a room or space shall not pass through adjoining or intervening rooms or areas, except where such adjoining rooms or areas are accessory to the area served, are not a high hazard occupancy and provide a discernible path of egress travel to an exit.Provide dimension on the site plan to justify the minimum 60ft separation to allow the unlimited area for the building.Specify the occupancy group and use of each of the spaces in the building.Provide dimensions on all corridors aisles and stairs and ramps. Provide calculations on plans that show the required exit width of exit door, corridors and all exit stairs.Provide on floor plan a wall legend that identifies new walls, fire rated wall, existing walls and walls to be removed. Please make sure the wall legend is consistent and use similar drafting size as the one shown plans and under the wall legend shown on sheet 1A-1.0. Please note due to the font used for the legend on 1a-1.0, the legend is difficult to make it match the walls shown on the flor plan.On floor plan, provide a legend next to each door to give it a number that is consistent with the door schedule.Make sure the 18” strike edge is dimensioned next to doors with an obstruction next to it.Specify on floor plan any rated corridors or passageways if used as part of the means of egress.Please note if a passageway is used, there will be no use allowed within it.Please note A and B occupancies cannot exit through a more hazard S and F occupancies.These plans should be submitted for review by OC fire.Add a note to plans that all doors to be openable from the inside without the use of any special knowledge or effort. (if this note already exist, please specify which note and which sheet).Using exception 1.2 for multi-story buildings without an elevator, a reasonable portion of all facilities and accommodations normally sought and used by the public are provided on an accessible floor.Add a note on the plans that the project cannot be occupied until the ramp that is to be built by others is constructed and finalled.Provide information to show the travel distance from the 2nd floor and from within the manufacturing area. Please note that the travel distance can not exceed 250 ft.Provide details that show the suspended drywall ceiling. If a prefabricated system is to be used, provide approval number.Please clarify how detail12 on S1,4 works( how the uplift plate is to be installed). Provide recommendations for the removal and compaction of the soil if an access hole is to be dug next to the footing.Please note accessible toilet compartments, need to comply with the clearances shown on detail 11B-604.3.1 and 11B-604.8.1.1.2 for side opening doors.Provide calculations on plans to show the total number of fixtures required based on the occupancy as calculated using the plumbing code.Area of the building for inflatables, please clarify on plans what is this large circle?Revise the type of construction listed on 1st sheet of plans. Is it type IIIB or Type IIIA? It can’t be type IIIB with 1-hr rated construction.Why is the site plan shown as deferred submittal? Take it out from the list of deferred submittal.Provide a note next to storage rack, under a separate permit, and take the storage rack from the list of deferred submittal. Deferred submittal applies only to those fire life safety and structural issues that are required prior to issuing a certificated of occupancy.
