For item # 19, the original building permit # 59286 was issued on 12/18/1989 with total of 8 “COVERED ACCESSIBLE STALLS” located on the top of the parking garage. These plans are reducing the covered accessible stalls from 8 to 6. This reduction number of covered accessible stalls does not comply with chapter 11B. Please update the plans to show compliance. APPLICABLE CODE: 2013 CALIFORNIA BUILDING CODE (CBC) WITH CITY OF SANTA ANA AMENDMENTS All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Previously approved plans should be submitted to expedite the process. - Public Works Agency approval (647-5039) - Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039) - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceThe valuation of improvements for the subject building permit application has been calculated to be $300,000.00.Please make a note on the plans. A separate Building Permit Application is required for: - Each sign - Light standard(s)Provide the following: - Provide a fully dimensioned site plan on each set of plans. - Disabled access compliance must be shown on the site plan. - Show all property lines of record on the site plan. Show compliance with CBC Tables 601, 602. Sheet C1.10 ER shows a 10’ S.C.E. Easement and a property line under the existing building. Please verify that these items are typo or justify the building that across a property line and an easement.Show on the plans: - Complete legal description - Assessor’s Parcel Number - Project Address - Occupancy Classification(s) - Type of ConstructionStairways shall show compliance with CBC Section 1009 and Chapter 11B including applicable disabled accessibility requirements. - Provide complete architectural plan view, sections, details, and notes for stairway(s). - Dimension stairway width showing compliance with CBC Sections 1009, 1005, and 1007. - Dimension rise of steps shall be not less than 4” or greater than 7”. The run shall not be less than 11”.Where stairways occur outside a building, the upper approach and all treads shall be marked by a strip of clearly contrasting color at least 2” wide and placed parallel to and not more than 1” from the nose of the step or landing to alert the visually impaired. The strip shall be of a material that is at least as slip-resistant as the other treads of the stair. Show compliance for the new stairs shown on sheet C1.21-GP-PV.Provide handrail details on the drawings showing compliance with CBC chapter 11B - Stairways shall have handrails on each side. - Handrails shall be 34 to 38” above the nosing of treads. - Handrails shall extend a minimum of 12” beyond the top nosing, and shall extend a minimum of 12” plus the tread width beyond the bottom nosing. - Ends of handrails shall be returned or shall terminate in newel posts of safety terminals. - The handgrip potion of handrails shall not be less than 1¼” nor more than 1½” cross-sectional dimension or the shape shall provide an equivalent gripping surface. The handgrip portion of handrails shall have a smooth surface with no sharp corners. Drawings submitted to the Building Division for review shall provide the following information to insure compliance with CBC Chapter 11B: - An accessible route to the altered area - Parking, signage and alarmsPer CBC Section 11B-302.3; Walks, sidewalks, and pedestrian ways shall be free of gratings whenever possible. For gratings located in the surface of any of these areas, grid openings in gratings shall be limited to ½” in the direction of traffic flow.Show compliance for the drainage cover shown on sheet C1.20-GP-PV.If a walk crosses or adjoins a vehicular way, and the walking surfaces are not separated by curbs, railings or other elements between the pedestrian areas and vehicular areas, the boundary between the areas shall be defined by a continuous detectable warning which is 36” wide, complying with the CBC. There seems to be a curb in front of the entry to the building on East side that is part of demo plan. Does a new curb being installed in the location of the old curb? See red marks on sheet C1.20-GP-PV.When covered parking spaces are being provided, a proportionate number of spaces must be disabled accessible. Revise the drawings, as required, to show compliance.One in every 6 accessible spaces shall be served by an access aisle 8’-0” (96”) wide minimum and shall be designated van accessible as required by Section 11B-208. Show compliance on the plans.Please show the canopy structure on the podium over the accessible parking stalls per original permit for this building. Permit # 59286, issued on 12/18/1989.Vehicular access to parking spaces for disabled shall have a minimum vertical clearance of 8’-2” (98”). Show compliance for the covered accessible stalls on the top of the parking garage.Provide structural calculation and construction details for the: “curved wood deck-on podium”. See sheet L2.2 of drawings.The following sheets of drawing shall be coordinated. Sheet C1.2-GP-PV and A0.0603B. The concrete curb and curb ramp as shown cannot be placed within the loading/unloading area on accessible stalls.See other red marks on the drawings. Please resubmit the marked up set with revised and updated plans for recheck.
