The recheck of your project was completed this morning and the following items from the first plan check are not completed/ done at this time. See the list below for item # 8, 12, 17, 18, 19, 20, 24, 25, 27, & 28.All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5862 for an appointment.The drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2013 California Building Standards Code with local amendments and to clearly indicate the scope of work under this building permit application. There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review.
All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect for architectural part and registered engineer for the structural part.
Provide a fully dimensioned Site Plan signed and stamped by a licensed architect on the drawings and on a separate 8-1/2" x 11" sheet of paper. Show all property lines of record on the Site Plan. The “Technical Site Plan submitted is not adequate and missing items required under CBC Chapters 11A and 11B.
Per CBC Section 419.2 the live/work unit shall be classified as R-2. Please modify thecode analysis table on sheet PD1 of drawings.
Show compliance with CBC Section 419.5, Fire Alarm System.
Per Section 419.2 of CBC provide compliance with Chapters 11A and 11B, accessibility features, for this live/work project.
Per CBC Section 1102A, this project is a “covered multifamily dwellings”. Please show compliance with all the elements required under Section 1102A.3 including: “THE ACCESSIBLE ROUTE TO THE PRIMARY ENTRY OF THE UNITS”, this include accessible ramps as well.
Show compliance with CBC Sections 1109A.1 and 1109A.2for accessible parking.The updated sheets under parking summary calls for 5 accessible stalls but only 3 accessible stalls are shown plus, no construction details are provided for the accessible stalls, ramps, signage…
Show compliance with Section: 1132A.6, effort to operate the doors;Section 1132A.8, type of door hardware and the of location hardware; Section 1132A.10 height of door signal device.
Show compliance with CBC Section 1109A.7 item 5. An accessible parking space shall be located so that persons with disabilities are not compelled to wheel or walk behind parked cars other than their own.
Provide inside dimensions for the shower on the first floor to show compliance with Section 11B-608.2.3
This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Orange County Fire Authority approval on the corrected/final set of drawings (647-5839 or 647-5700).
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
-Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
-Grading Permit. Application is made through the Building Safety Division (647-5800) and the
plan review is by the Public Works Agency (647-5039).
-State Division of Occupational Safety Permit (Cal/OSHA)is required for construction of any building, structure, false-work, or scaffolding more than three stories high or the equivalent height.
-In addition to other fees, a "Park Acquisition and Development Fee" based on number of bedroom per unit shall be required pursuant to a resolution of the City Council for the Recreation andCommunity.
Provide pedestrian protection in accordance with CBC Section 3306. Show location and type of protection on plan view. Provide typical construction details, sections, and elevations of pedestrian protection required. Pedestrian protection constructed within a public right of way shall require a building permit issued by the Building Safety Division and a separate approval from the City's Public Works Agency (647-5039).
This project is in a special flood hazard area designated on the flood insurance rate map (FIRM) as zone A. This zone requires that the lowest finish floor elevation of the structure shall be at (or above) base flood elevation determined by a hydrology study for the A zone. All elevations must be referenced to the National Geodetic Vertical Datum. Reference should be made to the Flood Plain Management Ordinance, Santa Ana Municipal Code, Chapter 7, for complete requirements. Drawings shall show compliance with said ordinance including noting flood zone and finish floor elevation."
Note on plans: "A Federal Emergency Management Agency National Flood Insurance Program ELEVATION CERTIFICATE shall be completed by a California Licensed Land Surveyor or California Registered Civil Engineer who is authorized to practice land surveying. The completed ELEVATION CERTIFICATE must be submitted to the Building Inspector at the time of foundation inspection, and a final certificate must be submitted at the time of final inspection."
Show sizes/locations of the roof/deck drains and overflows.
Specify approved weatherproof walking surface material at decks and balconies. Show the location(s) of hard-wired smoke alarm(s) with a battery back up in each sleeping room and at a point centrally located in the corridor or area giving access to each sleeping area. A smoke alarm shall be located at each story. Asmoke alarm shall be located in close proximity to the stairway when sleeping rooms are on the upper level. Section R314. The location of smoke alarms shall be shown on architectural plans.Show the location(s) of carbon monoxide alarm(s) per requirement of Section R315. The location of carbon monoxide alarms shall be shown on architectural plans.
Submit an acoustical analysis report in accordance with the California Building Code Section 1207- Sound Transmission Control. The drawings shall incorporate all acoustical analysis report recommendations.
Show location(s) and provide typical construction details for fire blocks and draft stops in combustible construction in accordance with CRC Sections: R302.11 and R302.12.
The residence shall conform to the State Energy Conservation Standards. Submit forms and calculations for review and blueprint the final forms on the plans.
-Signed Energy Efficiency Documents must be printed on the plans.
-Also, submit 2 copies of signed Energy Efficiency calculations.
-The permit applicant shall be responsible for obtaining an energy plan check from a consultant
who is qualified to perform an energy efficiency analysis in accordance with the California Code
of Regulations (CCR), Title 24, Part 1 (Administration) and Part 6 (2013 California Energy Code).
The plan check consultant must sign documentation certifying that a thorough, competent review
has been performed on behalf of the Enforcement Agency.
-The energy plan check consultant must sign documentation forms on behalf of the Building
Safety Division.
-Refer to the attached public handouts titled “Energy Efficiency Compliance” and “Energy
Efficiency Compliance Documentation”.
Show Radiant Barrier, Cool Roofing, as required by the 2013California Energy Residential Manual.
Specify and provide details for the masonry veneer material, thickness, backing, anchorage.
Submit roof drainage calculations based on a 4" per hour rainfall and the California Plumbing Code.
Roof overflow drains having the same size as the roof drains shall be installed with the inlet flow line located 2 inches above the low point of the roof. Small localized sump is not considered the low point of the roof for this requirement.
Overflow drains shall be connected to drain lines independent from the roof drain lines. Submit two (2) copies of a geotechnical report for the subject project. The geotechnical engineer shall include in said report applicable items noted under CRC chapter 4.
A 6-mil (0.006 inch) polyethylene vapor retarder with joints lapped not less than 6 inches shall be placed between the base course or subgrade and the concrete floor slab, or other approved equivalent methods or materials shall be used to retard vapor transmission through the floor slab.
The geotechnical report requires foundation excavations to be reviewed by a geotechnical engineer. Note on the foundation plan "Prior to requesting a Building Safety Division foundation inspection, the geotechnical engineer shall inspect and approve the foundation excavations."
Note on the Foundation Plan(s): “Provide two copies of a compaction report reviewed, accepted, and stamped by the architect or structural engineer of record. The reports are to be submitted to, and accepted by, the Building Safety Division prior to calling for foundation inspection. Note on the Foundation Plan(s): “Prior to calling for Foundation Inspection, the building corners shall be surveyed and staked by a California licensed Land Surveyor or qualified Civil Engineer. The survey and staking must be documented and bear the stamp and signature of the person responsible for the survey and staking. The certification document must be submitted to the Building Inspector at the time of Foundation Inspection.”Provide structural calculations and drawings, stamped and signed by a California licensed architect or registered Civil Engineer for:
- Stairway(s).
- Handrail(s)/Guard(s).
- Guard(s).
Studs in bearing walls are limited to 10 feet in height per Table R602.3(5) OF CRC; unless an approved design is submitted. The first floor plate is at 12’-1”.the following items are not provided in the structural calculation at this time:table of content,loading data,foundation design,PT slab design.The calc for Beam 1.1 does not take into account the loading for the parapet wall above this beam.The calc for Beam 1.4 shall include the reaction of the beam at the side of stair.Provide the calc for the beam at the side of the stair.The designation of the beam 1.3 shall be corrected on the sheet S-1.3.Provide and show on the plan the supporting post for beam 1.4 on sheet S-1.3.The size of the beam 1.14 shall be called out on the framing plan. (sheet S-1.2)The lateral load calculations assume that the shear walls along line “A” are in one line. Plan shows some of these shear walls are at least 5’ apart from line “A”. Please show justification for the diaphragm to distribute the loads to these shears walls that are away from line “A”. See red marks of sheet S-1.4 for this item.Simpson Steel Strong wall details to be added to those sets of plan.Note on drawings: "Truss supplier shall submit calculations and shop drawings signed by a registered civil engineer to the responsible project designer who agrees to review the shop drawings for acceptance prior to fabrication. Shop drawings and calculations shall be submitted to the Building Safety Division for acceptance after the responsible project designer has noted his/her acceptance and prior to fabrication.”See other red marks on the plans and calculation. Please resubmit the drawing and marked up calc. along with the updated drawing and calc for recheck.
