The recheck of your project was completed this morning, 08-16-2016; and items # 6, 7, 27 of the list below plus the Energy compliance form are not completed at this time.
For item # 7 provide pedestrian protection in accordance with CBC Section 3306 for the South side of this project.
For item # 27 please locate the roof overflow intake 2” above the roof surface and not the drain well surface. Please show this for detail 2/A131.
Please complete and sign the attached energy compliance form and returned back to the city with revised set of plans.

All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5862 for an appointment.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Orange County Fire Authority approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by
the Public Works Agency (647-5039)
- School District Compliance Certificate; a copy of the building permit application, signed by the plan check
engineer, shall be required by the School District to verify the scope of work. Refer to the attached handout.
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceProvide pedestrian protection in accordance with CBC Section 3306. Show location and type of protection on plan view. Provide typical construction details, sections, and elevations of pedestrian protection required. Pedestrian protection constructed within a public right of way shall require a building permit issued by the Building Safety Division and a separate approval from the City’s Public Works Agency (714) 647-5039.The project address to be corrected on the cover sheet and other sheets of drawings per Planning Division marks on the plan. (451 E First Street).The minimum width of loading and unloading for the van accessible parking stall is: 8’. Sheet 3 of 6 of grading does not show compliance. Sheet A010 needs to be coordinated with grading plan.Since the wall on the East side is less the 10’ to PL, show compliance with CBC Table 602 for this wall.Show compliance with Section 705.11 for the parapet on the wall of East side of the building.Provide construction details to show compliance with Section 704.2 for the steel column inside the wall in the East side of this building.Label and note hourly fire rating of:
- Exterior wallsReference each fire-resistive assembly to a CBC Chapter 7, Table and Item number:
- Walls
- Columns
- Structural ElementsProvide fire blocking in concealed spaces of stud walls and partitions, including furred spaces at the ceiling and floor level and at 10 ft. intervals both vertical and horizontal.Provide complete details on the drawings showing compliance with CBC Section 1405 requirements for veneer construction.Note on drawing: “Exit doors shall be openable from the inside without the use of a key or any special knowledge or effort.”The floor or landing at side of an exit door shall be level and having a length in the direction of the door swing of at least 60” as measured at right angles to the plane of the door in the closed position. Provide clear dimensions on the site plan (sheets A020?, A101?) to show compliance for the doors in the North wall. Note on the drawings: “Maximum effort to operate doors shall not exceed 5 pounds for exterior doors and interior doors, such pull or push effort being applied at right angles to hinged doors and at the center place of sliding or folding doors. CBC Section 11B-405, Handrails for ramps:
- Shall be placed on each side of each ramp, shall be continuous the full length of the ramp
- Shall be 34 to 38” above the ramp surface to the top of the handrails
- Shall extend a minimum of 1’ beyond the top and bottom of the ramp and shall be parallel with the
floor or ground surface
- The ends of handrails shall be either rounded or returned smoothly to floor, wall or post
- Handrails projecting from a wall shall have a space of 1½” between the wall and the handrai
- The grip portion shall not be less than 1¼” nor more than 1½“ in cross-sectional nominal dimension
or the shape shall provide an equivalent gripping surfaceA guide curb a minimum of 2” in height shall be provided at each side of the ramp.Glass and glazing shall be in accordance with CBC Chapter 24. Note on the drawings all windows and doors having glazing. Indicate the type and thickness of each light of glazing on the drawings.Provide structural calculations and drawings, stamped and signed by a California licensed architect or registered civil engineer for:
- Mechanical equipment on roof
- Relocated light standard
- Trash Enclosure Per soils report the minimum width of the footing is 24”. Please update the footing width for the North and East walls on sheet S2.Please make place a note on the foundation plan, sheet S2, to reflect the over excavation and re-compaction of the soil under the building and 2 feet beyond the edge of the building with the engineered fill of at least 95 percent of maximum dry density per soils report section 7.2.3.On page 9 of calculation, please take into account the height of the parapet which is 10.5’. See red marks on this page of calc. As the result, the building lateral load will need to be updated. See red marks on the following sheet of drawing: T101, 3/6, A010, A020, A301, A032,A121, A311, A312, A801, S2, S3, S5. PLEASE RESUBMIT THE MARKED UP PLANS AND CALC FOR RECHECK.
