All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5812 for an appointment.Please return marked up set of drawings with corrections.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceSubmit a signed copy of the contract showing labor and materials for all work to be done under the subject building permit application. The plan check engineer may accept the contract price as the valuation of improvements for unique/unusual projects in lieu of using a cost per square foot basis.Show existing floor plan.Provide typical section view detail of all new partitions and ceilings showing:
- Note gauge and ICC Research Report number and installation/construction requirements for metal framing
members.
- Heights of partition, suspended ceiling, structure above.CBC Section 1008.1.8, Note on drawing: “Exit doors shall be openable from the inside without the use of a key or any special knowledge or effort.”People on the second floor and above need access to 2 exits no card reader in elevator lobby.Show tactile exit access and route on the floor plan.Show minimum 12 “ clearance at the strike edge of women’s and men’s bathroom. Provide detail to show drinking fountain is in compliance with disabled access, including alcove.It is the project designer’s/property owner’s responsibility to show compliance on the drawings with all applicable Federal and State Accessibility Standards.Drawings submitted to the Building Division for review shall provide the following information to insure compliance with CBC Section 1134B/Chapter 11B:
- An accessible entrance
- An accessible route to the altered area
- Accessible restrooms
- Accessible telephone (if any)
- Accessible drinking fountains, and
- Parking, signage and alarmsCBC 11B-604.8.1.2 door opening shall be 4inches maximum from the side wall or partition on farthest from the water closet.Please identify use of IDF room.Provide complete framing plan for breakroomand lounge room drywall ceilings.Provide at least 5% of tables in break room to comply with accessibility.Provide minimum 5’ clear at corridor 562 and hallway on left side.Identify E11 on sheet A3504.3A.Sheet A5.502.3A referenced on sheet A3.504.3A is not included.Provide complete framing detail for bathroom ceiling.Provide minimum 36” clearance between furniture and 48” for exit Aisles.CBC 909.20.1 Access to the stairway shall be by way of a vestibule or an open exterior balcony.Provide construction detail for Vestibule per CBC 909.20 requirements.Please fillout attached SB407 for each floor and copy it on the drawings.Please fillout attached Cal-Green check list and copy it on the drawings.
