The plan check engineer may accept the contract price as the valuation of improvements for unique/unusual projects in lieu of using a cost per square foot basis.Plan Check CommentsFive separate construction documents have been submitted for review due to separate addresses. Although deck configurations are different on each submittal, the structural details on the plans are essentially the same. Details on stair repair are almost identical on all five plans. Please see the following plan check comments as the comments apply on all five separate submittals.Stair elevation drawing: Specify handrail height. Handrail shall be measured above stair tread nosings, handrail height shall not be less than 34 inches and not more than 38 inches. Handrail cross-reference detail number “3/D1”. Detail 3 on sheet D1 shows a new 2x wood member as handrail. Handrail shall comply with either Type 1 or Type II profile. Provide handrail cross-sectional detail as required.Type 1: Handrails with a circular cross section shall have an outside diameter of not less than 1 ¼” and not greater than 2”. Where the handrail is not circular, it shall have a perimeter dimension of not less than 4 inches and not greater than 6 ¼” with a maximum cross-sectional dimension of 2 ¼” and minimum cross-sectional dimension of 1 inch. Edges shall have a minimum radius of 0.01 inch.Type II: Handrails with a perimeter greater than 6 ¼” shall provide a graspable finger recess area on both sides of the profile. The finger recess shall begin within a distance of ¾” measured vertically from the tallest portion of the profile and achieve a depth of not less than 5/16 “ within 7/8 “ below the widest portion of the profile and Post-Base Footing on detail 9: Specify post-base model for exterior use. Simpson post base mode “CBQ” is specified for interior use. Exterior use application requires the one-inch standoff between post base and concrete for moisture protection. Specify the one-inch separation material or consider using Simpson model “CBSQ” with a built-in one-inch standoff.Tread Plate under Stringers on detail 10: Specify expansive anchor bolt type. Special inspection is required on all post-installed anchor bolts.
